Impact of dha-3 launch on dha-2 & dha-1 prices

What will be impact of dha-3 launch on other two dha phases prices.

Slow down of price increase

No immediate effect…Phase 3 will take time to materialize and offer some value for money in terms of investment and construction activity. Phase 1 and 2 are already 2 decades ahead of this new phase so no comparison between developed and undeveloped phase. After 5 to 6 years they can offer value against money.

So that means phase-2 prices will continue to rise ?

Definitely sir…Actually target audience and aspirants for both the phases are different.Phase 3 is a long term investment.No match between the two.

Sorry I wasn’t in touch with the forum. Where is DHA 3 ? Location ?

As far i can recall my discussion (a very superficial one with a dealer while i was on a trip to valley ) , it consisted of two parts ,

one near rawat industrial area,

and the other one some 3-7 km away towards dha 2 extension area,

BUT for the last few days ,they say a third part on this side of gt road being made from "BAHRIA GARDEN CITY" in ready made shape .

A very tricky phase 3, but if it merges garden city as a whole into its part ,then i think its certain to affect prices in phase 2, don't know what SAADI bhai views are about this merging and naming as phase 3.

Garden city has a lot of filling issue too … Not sure how much that matters

DK…Sir you cannot compare a ready made product with a futuristic investment…Dha 2 has its own worth and it will not lose its value…After 5 to 6 years phase 3 may affect phase 2 but by then phase 2 bohat agay nikal chuka hoga.

How big is the size of this DHA 3. If it is a fraction of DHA 2 then it can get developed quickly and may affect DHA 2 but most likely to be affected will be K-Q blocks than A-H due to more investors in the former who would prefer DHA 3 instead.

I agree with Arshad … K-Q is more vulnerable as compared to A-H

Arshad sbb…Sir main issue in the development of phase 3 is the settlement with the already living people and possession of land…It is a big project not a small ones…Also the demolition of current buildings is an outstanding issue.

But saadi bhai the way army is getting serious about DHA projects now don't you think DHA 3 ka kuch na kuch jaldi ho jae ga.

@ arshad sir…pehle phase 1,2 ext or valley a kuch hoga in my opinion…then think about phase 3…lambi game hai…

DHA 3 -> Garden City is fully developed with ready made plots ready for construction.

This also includes zones 1 to 9 of Garden City.

When you say DHA 3 is not developed -> it is not true.

Garden City is developed.

What is the impact of Garden City merger with DHA.

Guys just for your understanding .... Garden City is now Sector B of DHA-3

Rest all sectors (A-J) need to be developed and Saadi is right that it will take time.

You can only start construction in Sector B (X-Garden City), rest everything is in air.

Sector B is fully developed, not sure about number of plots.

Through knowing the total number of plots, we will be able to forecast the impact on existing DHA 2 (K onward sectors) as this will increase the choice for DHA investors having proper DHA tag now, with development standard of BT.

What if Garden City is merged with dha-3 then what about the linking road from GT road? will it be part of dha-3?
