Second green palms by rafi group lahore
10 marla file in 11 lacs 30 months installment
Green palm rafi trustable , i think 35km away land will be a lottery for buyers , those invested with rafi never suffered loss at least in last 35 years delivered projets transparently , those take risk get gain, karachi cant help .

Yes I am not dealer I only know rafi group among all and when I see there track record weather central plaza barkat market lahore , defense mall defense , rafi plaza jail road etc etc and green acre farm house all projects delivered and investor always in 35 year get gain along with them . But even gwadar is still risky I think investing in rafi will make it risk free as they will use that land somehow and it will be first step to many more there projects in gwadar , one thong for sure bigger giant like dha , bahria will chip in there too , right now open land is trouble , govt project have best location but very costly rest are pvt some are in main city near to sea but I cant trust them so chose rafi that may be I get something from gwadar . So I trusted them because after master plan this will be going to center and rafi will make it resedential even they do not construct I think this land will be gold of gwadar in future .so long term investment that may benefit you alot .
I do not know karachi much but lahore , yes you can invest maximum of 33 percent of total investment amount in gwadar so you can apply for commercial or resedential in green palm if you cant affor sangar etc and no other better located trustable society as open land transfer stopped by govt till new master plan and computrization also very risky but cheap so my choice is green palm rest you select according to your personality
Location of Green Palms is very far away. Thats its biggest disadvantage.
But they have send teams for development .right now 70 percent society pvt located near it , i think coastal high way good place for living in city like this , if you closely monitor many societies even further located than green palm , it is 10 km away from all main building , forget koh e batil area where sangar is , even sangar will be handed over to china

Road network is there , one can come driving through marine drive to city, just imagine driving at night on marine drive.you can not compare it’s area with Islamabad and Lahore. Lahore never seen road infrastructure like what is planned and in gwadar , just imagine 30 years back if bahria , wapda walled city model town dha all linked with wide carpeted roads than there will be more societies and all developed even in 5 years. Plus as gwadar is international oil city and refineries almost 15 to 25 km industry and oil depot , refineries will eat away . The area along marine drive and coastal is best for residential . Koh e batil have navy , pc all vip movements , sangar will either goes to china or govt mot easy for living , next area between port and new town is full of old crowded population , this area i think again will be hub for fish companies , economic zone and trade center new town also have industry surrounding it and right of koh e mehdi is all oil depots , dumping etc rest 5km airport will eat away , so marine drive and coastal express is destination of all modern residential . Gwadar will be gwadar do not think of it as lahore or islamabad and the money and western interest you may see international plaza hotel food chains bank in coastal area near green palm and marine drive
Agree with ASAD... The current shape of Gwadar City will change in case the city is developed like a city should. Green Palm's location isnt bad at all as it is in the residential area marked in Gwadar City plan close to all amenities and beach isn't too far either.
Gwadar city is being touted as the major port destination for all trade activities in Pakistan and China so the port area will remain extremely busy in all the commercial port activities hence that area won't be livable in case the activity level increases due after CPEC...So in case you are willing to take the risk that Gwadar will develop in the next 10-20 years, then Green palms is one of the best schemes to invest in Gwadar at the moment given its low prices.
Keep away from Ideal City Karachi as the scheme is very risky. It may give you more than 100% returns but you are also exposed to a lot of risks as the developer is unknown and you never know where he can vanish overnight. That's not the case in Rafi group as they have repute, the only risk is development of Gwadar and political or security situation impacting its development.
Sangar is expensive now
Any idea about seven wonder city in kjamshoro district near to dha city karachi ?

I have personally visited Gwadar. No Private society has done any development work even after launching of many years and most of societies have very bad location Including Green Palm. Green Palm is very far from Gwadar main city. The developer sold more land files than actual land they have. There is no electricity water and sevarage by GDA in this area to connect with Green Palm even Green palm develop itself. It will be 20 years investment if all goes well from Rafi group which is not expected.
Only pvt societies with good locations are Golden Palm, Creek city one and GDA 5 otherwise only invest in GOVt societies.
Whats the status of different phases of Sangar Housing ?
