I want to buy a shop - budget is 1.25 crore. Plz. Guide me.

I want to buy a shop in Rwp/Ibd and rent it out. I have been advised to look for shops in Bahria, DHAI, PWD or in E-11 Islamabad.

My questions:

1) Which is the best commercial area for an investment upto Rs.1.25 crore.

2) Are there any upcoming/under construction commercial projects in which i can book a good shop within my budget?

So far I have been taken by dealers to Bahria Phase-4 Civic Centre & Bahria 7 Expressway again and again. They keep on telling me that these are gold mines.

Others say that they are traps and advise me to go for DHAI.

What to do? Please guide me.

Sir with this much budget avoid bahria now a days due to its volatility. Dha is a stable investment and should beyour area of focus.Other than that you can also opt to construct a house and rent it.Investment in plots can also be an option.

In Rawalpindi Saddar, there is City Center which has become status shopping symbol for the ladies even after the rebuilding of Gakkhar plaza. You can get a shop there. Rents will be >60,000 PM but you have to pay in cash.

In BT phase-4 civic center, better go for newly launched apartments where rent is better. You can book four flats on installments. Go for one bed flats as they are hot for re-sale as well as for renting.

If you can get anything in blue area that would be the best option i think both in terms of rentals or doing business yourself

Yes, Blue area is good but if this much money could not suffice for the Blue area, then in Islamabad, F-11 Markaz is also good for investment versus rental, if it has to be Islamabad.

Civic centre Bahria is a good option no doubt about it and also dha2 comercial. I think with your budget thats the best area i second this thought.

Go for E-11 buy two flats or three and rent them out instead of one :slight_smile:

I heard about C15 and C16 CDA is keen on developing those sectors what about that ???
