Dear Saadi @whats development status of N sector? have they started developing N ? How far is it from islamabad expressway ?

Sir second avenue of sector N is approx 2.25 kms from the high way..Development is going on in full swing and basic and roads infrastructure completed..possession is expected in 1 to 1.5 years..

What experts says about choice between B-17 , E16/17, D-17, DHA PH2(N& P) and DHA valley for long term(5 years or more)invetment point of view.

In Cabinet Division Employees Cooperative Housing Society (CDECHS) Sector E-17/3, this budget will allow you to choose a one kanal plot in a location of your liking. No need to compromise on location.

This is a CDA sector constructed in typical Islamabad style of straight lines and squares and it has level land not rocky or any nalas. Solid land built on natural landscape without filling and development work is carried out by one of the best contractors: Habib Rafiq.

It is located at a distance which is quite close to main Islamabad, nearer as compared to multigarden B-17, margala view D-17, Zone V societies, awt, engineering cooperative.

It is much cheaper than all other societies in its vicinity so there is still a lot of juice to be extracted. A Flyover at Tarnol has become a big need of Islamabad/Pindi (to avoid traffic jams) and it is expected to be built under the present government inshaAllah. As soon as this flyover is built, CDECHS will be the biggest beneficiary because the flyover will land right at the gate of this society.

Margalla Avenue which is 60-70% complete will provide another access to cabinet residents and completion of this road will also impact plot value positively. Other projects such as new airport will also raise the prices in Zone 2 especially societies which are near.

This society is the last one inside ICT limit in this series because only upto 17 series is considered proper Islamabad sectors. After this you can call them whatever you want E-18, D-18 or F-18 if it sounds good but the honest truth is that this is not accurate because they are not really CDA recognised sectors.

In Cabinet, they have underground electricity, gas pipelines have also been laid down but Sui Gas department has not started supply. Water infrastructure is also there but supply has not been started by CDA so far so in the meantime you have to do self boring in your lawn. Electricity connections are available.

With time this society will show great potential inshaAllah.

@pk1 sir thanks for your detailed analysis, last year i visited e16/17, f-17 and b-17 and at that time decided to buy a plot in b-17(proved a gud investment).

Now again looking to buy another plot keepig in view the future delelopment around this area(MA and tarnol bridge).

B-17 one of the best,safe investment and very bright future go and just visit there.

Other hand zone5 DHA phase2 new blocks much safe and bright future.Bahria safari valley also very good.

B-17 has already been squeezed. Very less juice left in it.Prices for the last 3 months havent increased, rather decreased. So, no doubt the standards are gud but from investment point of view,not have mch potential. As compared to DHA Islamabad.

Obviously sir dha because a larger quantity of juice is left in new sectors where as in others majority of juice is extracted..
