Which sector is best for mid term investment, i-15 or i-16? Please elaborate some pros and cons of both like location, development status, possession etc. Secondly which sub-sectors are good for medium term and safe as well?

Pros:
Development in progress.
Better location and access than I-16 right now.
Societies like Taj residencia, margalla view etc are developing fast.
Very easy to sale.
Cons:
cant rely on progress stability of CDA. If things get stuck like in past. Even a single road construction could take ages.
No possession at the moment.
Bad underground water position and no supply from CDA in near future. If you are considering to construct a house there.
I-16/2
Pros
-on ground possession.
-Basic facility like electricity is already there.
-future access to Kashmir highway. Girja Road societies like CBR 2. Access to thalian interchange. Airport, ring road and GT Road will make this sector a central hub and the prices will untouchable once these things will happen in future.
Prices are not facing a major jump and increasing gradually so prices will remain stable and very less chance of risk. Even in Corona days prices didn't dropped.
I-17 sector is declared as medical city.
Cons:
For now on ground location is very difficult to access.
Again water is a serious issue.
Not much populated surroundings right now.
I am also looking for a plot and I am going with I-16 as there is less risk involve and its a future proof investment. I can sale it even in one week if i need money on urgent.

I will go with I-16 as less risk and high chances of returns are expected.
As a general rule: More Risk, More Returns
- I-15 underdeveloped and expected to bring better ROI due to anticipation, demand and connection to I-14
- I-15 risks prolonged development span, any litigations etc. So initillay increased prices may take a fall back somewhere in between.
- I-16 safe, secure, ready to construct so will rise gradually and it will be sustainable.
- PHA Apartments, More Construction, Markaz Auction will help prices.
- In I-15, whatever subsector adjacent to I-14 will rise better in near future.
- In I-16 plots in subsector 4 adjacent to Markaz are best in coming years.
If you want purely an investment with best ROI go for I-15/3 and I-15/4. I-15/3 is developing on steady pace and if keen for I-15/3 go for street which are 8n cutting area. I-15/4 enjoys best location with maximum naturally level land, its adjacent to I-14. If you are happy to spend good bucks go for area near to main road and present i-14 Thanna. Go for 7marla in street 2 and 6. I-15/2 and 1 are long term.
If you want to opt for future living then go for I-16/2 and I-16/4. 70ft road plots are good to have both for investment and living. Select category option if possible and wait to ripe the fruit in coming years.
