Which one is best for investment 5 marla options?
Also which part of i-12 is good and level (5 marla).

I think I 12 is better cos cda is authority and less gambling as compared to bahria (one man show).

CDA is too sluggish in developing sectors. I-12 has wonderful location due to its proximity to NUST. Has potential to match G-13 prices.
Bahria Enclave has become X factor. It will boom or bust completely this year. As per market rumors, MR has poured in tonnes of money in fast track development of BE. If this is true, then BE will be out of reach for many. The trend will be visible in a couple of months from now.
Isloo sb, u r right about BE... Over the last couple of months, I have seen increase in prices of BE... There has been good sale purchase activity going on and the development pace has also picked up considerably... Therefore, the BE looks good in the coming future... However, one thing should be clear, majority of people in BE are investors at the moment, especially for the developing sectors involving small plots.... All are investing till possession is given,,, so at that time, it will be interesting to see, how the market will shape itself if there will be selling pressure... As we have seen in the past as well, prices start falling in BE, when people start selling....
I-12 has good location... Prices have increase considerably over the last year or so,,,, but in the last few months, there has been downward trend as well.. So, it all depends upon CDA.... But one thing is for sure, development will take few more years....

Both are bad options at the moment because I-12 is at fast track and risk is involve with Enclave.
For investment point of view Enclave is good option.

I would rather play safe and buy a 8 marla possession plot in CDA I-16 in this range.
You can get a good possession plot in I-16 in this range where houses are being constructed already. (No gas available though)

You can consider B-17 B-1 Extension 35x70 all dues clear files... If the possession is given in 1 to 2 years... Then the prices will be 35 plus.... Location is excellent, just on side of double road... The land is in possession of Multi...the market value is around 30 lacs at the moment...
Option of I-16 is not bad.... But u will have to wait till the airport gets operational, to get any good return...
I-12 can become a very good option if CDA does the development work. I do not know if CDA has allocated any budget or shown any genuine intention to develop it.

There are good options in Enclave 1 which make a good investment sense.
Main roads are being made in I-12 as we speak.
