We have a 70 x 30 feet, 2-floor house in airport housing society, sector 1, rawalpindi. It is located in the first street at entrance and towards the end of the street. The main mosque and the market are roughly at a 5 minutes walk.
The house has 2 bedrooms with attached baths at each floor (with wood-worked wardrobe cupboards plus room for more).
2 kitchens for each floor.
2 tv lounges (with wood-worked lcd/led display and plenty of cupboards.
1 wide drawing/study room with a non-attached bath for ground floor.
And 1 wide guest room with attached bath and attached terrace (excellent in summers) at first floor.
The first floor is quite airy for summers.
Ground floor has internal ups wiring for lights/fans.
Both floors have separate electricity meters and geysers but same gas meter.
The house is designed for both as a single and double unit, depending upon requirement.
The guest room on the first floor can itself be a standalone room for rent, except that it lacks a kitchen, however since the room and terrace have enough space, with an attached bath and attached wardrobe cupboards, and gas supply; a little modification for kitchen should fix everything.
Both floors have some open area at the back for ventilation and washing machine/laundry.
My question is that according to the current real-estate prices what is the approximate cost of the house, if we want to sell it.
Please inquire for any other information that could help approximate the estimation.

Please share present rental value of house. Depending upon the location/condition and if it has not some bad factors ( as i can can guess rail track very near to it). Price may range in 80-90 lac.

The rent for one floor/unit is 14k-15k, if both floors are rented separately then it would be 28k-30k, and if the entire house is rented then I suppose it should be around 25k-26k.
The condition is quite good actually, rail track is not an issue at all, we as well as any other person has almost zero concern about it.
Train sector is almost dead in this country.
The houses facing ours are right next to the track and they aren't bothered by it at all, let alone us.
When we were shifting we had the issue but this is the least of the things that bothers.
There is however one main bad factor, that's gas and second the view. The former is a problem all over the country. But the latter is something common but not that common.
I guess you are right 80-85 lac is the value.
