I'm looking for a house in/near isld/rwp area. 3 bedroom d/d, car porch are basic requirements. At-least 5 marla. Max budget is 60 lac.
Please let me know what are my options. I'm open to suggestions (regarding area, budget) too.

5 marla developed home in 6 Million in any decent society in Islamabad or Pindi looks a bit challenging....
Your options could be Ghouri Town... Or some other societies around Islamabad highway....
Or you can explore BaniGala, Barakaho area....
Some pvt projects are also available in H-13 area...

These options seem a bit underwhelming as I'm looking for a good neighborhood too, but the good thing is that I'm not in a hurry. Is there any society where plots are at a relatively low price and development will start within next 2 years?
The idea is: I can purchase the plot now and wait for (maybe) 2 years to start the construction when development in the society starts.
Is that possible?

Please visit Mumtaz City project near new international airport... You can buy 30x50 plot around 4 Million... It has very decent standard of development and I see good construction starting after opening of its own interchange on Kashmir Highway....
Other option could be exploring Bahria Town Rawalpindi Phase 8...

in your range you can easily find a house in adiala road,gulrez and peshawar road,which are reasonable places for living in your budget

You can get 8 marla double story house in Dha Homes with possession or near possession house. These houses are already livable and around 30 families already living their.

@Mr. Khan always give us a best and honest information / opinion. Go for only plot / house where possession is available otherwise it will create problem for you.

Aameen and thanks for the advice. The problem with plot/house with possession available is that they are way out of my range. Properties in/near Pindi/Isld are crazy expensive. Looks like I'm looking for needle in a haystack. :)

If you are looking for personal living then go to Phase-8 safari valley or E-1 which are in fully possession with all basic facilities.
If you can wait little then go to L or M block which is almost developed.
If you are looking for rental purpose then go to Gulraiz Housing Scheme,jinnah garden or Airport Employees Cooperative Housing Society.

Yes I'm looking for personal living (with my family of course).
Pardon my ignorance, but the prices are more or less the same, and just a little bit above my comfort zone (60 Lac and above).
I was hoping for a range of options (e.g. 50-70 Lac for 5 marla house)
and 10-30 Lac for 5 marla plot (depending on location)
Not to mention I'm only looking into some good credible societies, with gas, water, electricity, security, boundary wall etc
but it seems the price is always around 60 Lac for house and around 30 Lac for plot (or more), regardless of the location.

I agree with Nadeem Sb. Also partially agree with Khan.
In addition, just to give you something to think about. You have time on your side which is good. 2 years from now a lot of good things will be happening in Pakistan. But your budget is not practically viable for the desired house as of today. You are also very clear on your goals.
So let's not jump in to buying your dream plot right now. Think about the ways you can put this money to work and make some solid gains so in 2-3 years you'll have a lot more than required for the house you desire.
