I seek help regarding the construction cost of a 10 marla two storey house in bahria islamabad. I have a limited budget so i understand that first i will have to go for grey structure. The finishing will be done as per our requirements and budget afterwards.

Also please tell the construction with columns and beams is earthquake resistant. How much is it costly than load bearing walls??

  1. How is average covered area in 10 marla plot when we want to leave a small lawn too.

  2. What would be the cost for grey structure for that area?

  3. What services are included in grey structure i.E electric wiring , plumbing, flooring?

  4. Difference of costs with material or without material options?What is best?

  5. Any other technical information i should know before i hire a contractor?

  6. Any references for good quality honest and affordable contractors/ engineers??

Construction in Bahria town is expensive compare to other societies.

You cannot have load bearing walls in Bahria. Every structure in Bahria in on columns and beams. You have to construct as per Bahria bylaws other wise huge penalties.

1: Expected covered area to be between 3400 to 3600 sqft depending on your map.

2: The grey structure will cost you 1200 sqft to 1350 depending on your soil test plus structural drawings.

3: Grey structure is with plaster and electrical piping.

4: Best option is without material but that depends on your personal circumstances.

5: Not any contractor can work in Bahria. The steel work is quiet technical.

I am planning to start construction of 30X55 plot in Abu Bakr Phase 8 Bahria Town . I would like to know the Detail Cost of Grey Structure. How much and what material i need to provide and what is the labor rate /sq ft. Even I like to know what is included and what is extra in labor contract. What are the possible difficulties in construction in Bahria town phase 8. Any sort of feedback/help is welcome.
