I am about to start construction of a 1 kanal house in dha islamabad. Covered area is approx 6500 sq ft. With half basement of approx. 1200 sq. Ft. I am first planning to complete gray structure. Please advise if i should do a turnkey contract for complete gray structure or i should only give labor contract and buy material myself. Will be great if you can give approx cost of materials per square fee. Thanks!!!
It will be better if you can manage the supply of material by yourself. However, that would require your regular presence and involvement during the whole construction process. It would significantly reduce your cost and you will be 100% sure of the quality of material.

I have done masters in civil engineering, i had build 30 + houses in my 7 years career, i will quote you 1200/sqft with material for grey structure and 245/ sqft for labour rate. I have team of good labor i can show u my sites near DHA.
Some body told me to construct base with gray structure but without plaster from one person ,and make him bound for some deduction if the plaster man find some uneven areas, so make plaster from different man, and then paint man should be different in order to catch the faults of plaster man.
One single contractor can hide his mistakes in plasters and paints .
@Asadullah.what will be the total cost of 3900 sq ft structure if you are contracted with labour rate. Material bought by owner good quality sufficient and durable not a must to be fancy?

Full turnkey labour rate which is 360/sqft
Which include
Mason,plaster, tile marble fixing,electricity,plumbing,carpenter,painter gate grill fixing labour.
