House 1kanal g-15 vs 14 marla i-8

We have almost 4 crore to spend on new home in islamabad , what is better option to go for 12-14 marla house in sector i-8 or 1.2 kanal house in sector g-15 ,, also keeping in mind that prices in i-8 are on top they can not increase further but in g-15 prices will increase due to many factors like airport metro bus kashmir highway expansion etc , so keeping these things in mind which is a better option , because in future one kanal house can easily be traded for a house in i-8 but it cannot go other way around ..

P.S : we are currently living in g-15... So please answer property experts what is good idea , 1 kanal house in g-15 or 14 marla house in sector i-8/

No comparison between the two. I-8 offers better facilities & lifestyle. One kanal house in G-15 will never trade equal to I-8. I can promise you that much. I don't care even if they build Ferrari world over in that area of new airport.

JDM bro , if price of 1 kanal in G-15 and 14 marla in i-8 is equal today , how can u say that they will not trade in future ? , 1 kanal of g-15 will surely increase in coming days , we shifted from sector i-8 . Yes no wonder i-8 is better now but who knows in future , kindly give some detailed answers , thanks ,,



sir u dont care that does not mean every body does not care , metro bus project is an other up coming thing , what are your thoughts on that ,,, i think its a very relevant comparision between the two ,,, plz guide other readers

Saadkhan in I8 u can never get a new house of the mentioned size in 4 crores since the good location plot is already touching 32 to 35 million,add another 10 to 13 million for construction depending upon ur preferences and the prject sums upto 42 to 45 million if one construct it on his own while taking all the pains of construction.So who so ever would invest such a big amount alongwith his energies blocking his money for more than a year,he would take handsome profit with him.Secondly spending such a big amount in the sector like G-15 is never recommended.

Not talking about the brand new house ,, sir there is rapid construction going on in g-15 now a days ,, even i-8 was considered a jungle back then but look at it now ,, so how can u say that g-15 will not grow ? Its has already given people good returns

I am confused and totally double minded bcz i-8 no doubt a developed area but g-15 has alot of potential and can also serve as a investment , secondly 14 marla is small as compared to 60-90 20 marlas

Besides all this a house of 30-60 was sold almost a week ago for 1 crore 84 lacs in g-15/1 st 29

Saadkhan sir i personally think that g-15 has enjoyed its share of pie and i dont see anymore a big jump in its prices.Btw why dont u opt for dha or bahria if u really want to have the best of the best amenities?

Sir but metro kashmir highway expansion and new airport are much big attractions , secondly sir we have been living in zone-1 isb frm the start so dha nad bahria no doubt very good standards but are very far away , , we have all our friends universities and even favrt resturants here so their is no point in going to a far off place and face so much traffic etc etc our cousins live in dha 1 we hardly visit them once in 2-3 months because in order to go there and spend some time and come back ur whole day gets wasted , its almost like 30-40 mins from one side ,

Sir with utmost respect to you, I disagree. No comparison betwen I-8 and G-15.

As far Metro, why it's even a big deal. It's an over-glorified AC Bus service only, which serves the people who don't have cars. Not to mention it is being built by destroying our environment and green area and natural habitats for birds. To me project like metro bus has negative effect on quality of life in the area it goes through.

Metro Bus simply has no value for someone who has 4 crore in his pocket unless someone is too cheap to even buy a Suzuki Mehran.

Sir jdm u r right , we do not need transport as there are no school going kids at our home so transport is not an issue , secondly sir we need development , look at mega cities like berlin delhi bejing las vegas etc but main problem is re plantation secondly sir i know their is no comparision but i am talking in terms of prices only , we have seen some 40-80 houses in i-8 in our budget but some how the 1 kanal house feels much bigger and luxurious , so thats why a bit confused , i personally talked to some property people about this all i am getting is a mixed response so far , sir i know thanks to Allah we have cars at our home metro is of no use to us but it is surely a plus point … Secondly if we go with kanal house in g-15 how do you see the future of g-15 , please comment , thanks

Well sir metro also passes through i-8 and we had to witness its construction as we were living their it was a mess in the start but after that it was a useful and plus point , our driver and servant liked it very much as it was very cheap and comfortable for them … And metro did not pollute the quality of life in i-8 to be honesf

Secondly sir low gas presure , water shortage load shedding, security issues near faizabaad side were in i-8 frm start i dont know which facilities u r talking about , plz explain

Saadkhan i was talking of dha 2,although a bit far but worth considering while taking into account its lifestyle and facilities.It is really coming up as an upscale area.G-15 is not so near either plus quality of living standards are really average.Either go for a good sector in zone 1 or people go to dha and bahria.Other options are considerable after that and poeple with such kind of good budget that u have,they don’t even consider g-15.What i can evaluate is G-15 has no further margin of any big jump in its prices and same goes for I-8 aswell.

Sir dha 2 is good but acces on gt road and expresway is total shit with trucks lined up its a total mess once u are out of dha n bahria town its all raja bazar , while f-9 park and margalls are a next level thing , thats why trying to stick to CDA sectors , my father does not like e-11 as its not a proper sector , e-11/3 is out of budget , so i think i-8 is a good option left so far ,

Sir plz correct dha 2 is not bit , but very far ,, expressway gets blocked due to road blocks and in case of some political dharna type thing isb gets sealed up and people of that area suffer very much ,, good parks or a good road is not worth more than mental peace , atleat g-15 wins here pretty much and i-8 is so next level thing

In zone 5 i personally like dha only , BT is too much artifical with no greenry like islamabad and its only one man show no future after MR , well thats my own personal view …

Saadkhan access to dha 2 is an issue but not upto that extent u are percieving especially with the highway getting expanded,things would get better.Secondly what greenery are u talking about?I am visiting I8 on daily basis for my personal matter and and greenery is not more than an un-maintained shit spreading uselessly everywhere giving a shabby look all around because cda is no more interested in the upkeep of the sectors.While living in I-8,there is no point in considering the proximity to F-9 park and what about the poor law and order situation where on almost daily basis,a car gets stolen from the sector.Yes regarding bahria thing,i am totally agreed with each and every word of yours.

Regaeding dha,the the upkeep of the society along with the very good infrastructure coupled with good security and the approaching brands on everyday basis is really making it a very desired in the times to come.

Well sir i am born in islamabad , Thanks to Allah almighty no security issues so far , secondly sir i hope u did not notice people in dha including a friend of mine were holding a strike against the security situation in dha , alot of robberies their i think u missed it , sir i go to f-9 park to play football its very much easily accesible from i-8 as compared to dha , i am sorry but dha islamabad i actually in rawat , access is main issue , i recently finished my uni , we used to go home in breaks but our friends frm dha bahria used to get khawar all day bcz of distance and trafic jams , secondly sir a bit more shabby grass is totally fine as far as ur mind is at peace , plz answer my question dha i am sorry is far away , brands are their in dha but how often do u visit those brands ? Once in a month may be , zone 5 is no way near zone 1 sir
