Dear friends, i am a overseas resident. I have investments in islamabad's dha. I would like to understand if its a good time to sell off those properties as i can see my investments are not growing at all (infact i am loosing on daily basis due to inflating dollar).
Do you suggest to keep the property? Is there any positive trend expected in next 2-3 years?
If its in developed phases.. It will grow becoz of genuine buyers...
If its in under developed phases like phase 3 n 5.. It stay stagnant
I would suggest to convert residential to commercial entity… For rental yields

We are living in one of the most uncertain moment in history. Economy is drowning and standoff with India is at the peak. We can not pretend it is 'business as usual'.
On the other hand, your investment is most precious, it's your hard earned money, with your sweat n blood, and you have already lost its worth a great deal due to devaluation.
You've to watch for 2 factors to keep this property. One, if rupee stays constant and two, if property market revives. Otherwise, you should bail out at loss and put this money in some profitable venture.
There is no fun to keep your investment stuck for next 10 years, and hang around at Zameen forum waiting to hear good news.
Agreed with isloo sb , really uncertain situation for real estate at this time, so far doesn’t look like any growth coming up
Many of my friends are moving to UAE, Canada and Australia. This is the good time, to at least not invest further in Pakistan. If you want to move out of Pakistan, sell you plots and covert into Dollars. You can keep ur US$ in bank as Dollar will touch 184 till Dec 2019.
If you want to sell ur plot and buy another plot, there is no use of it. Pakistan economy is stagnant all over.

Isloo I tend to understand and agree with your feelings but my rule of thumb here is simple, no matter how idiotic policies IK or whoever is the real ruler keeps adapting, our market our population our potential growth are just bigger than all of them, almost all recent rulers have been a big barrier in achieving our real potential, we could have been way way ahead if not for initially WOT, mushy’s stupidness and then PPP
But our big population is a big opportunity as far as consumerism is concerned

Isloo 1 sahib, i am thinking to take out my investment from the stupid dha valley and i am going to put it in a Kanal file in DHA Quetta.... Interestingly Quetta is the most expensive city all over Pakistan... ( i read it somewhere a couple of years ago)..... why should i not take this risk?

Quetta had the same prices as Islamabad, being the only "city" in the hundreds of miles of wilderness.
But I would advise caution to jump the band wagon. Check location and talk to couple of locals before you move.
Gawadar should be your next investment destination, as the master plan will soon be announced and Chinians spreading their tanticals like octopus. So a commercial or two at a prime location will surely take you to next level.
N.B. Trump is not a big failure to start with. He might be non conventional but he is reviving american nationalism, for whatever good or bad reasons.
@ Talk to locals : it is wise and i am gonna talk to locals first and if feedback was encouraging then i am gonna visit myself to see the location and then will decide ....... i just wanna invest there for couple of years ....then back to Punjabistan straight...... commercial in Gawadar! Not bad idea but that is out of my access to take control of it fully.... i love commercials around isloo to take care of it fully when needed..... i mean they should be in my control..... here i have the resources to take hold of it.........
