Which society is better for living in near future. Gulberg residentia or bahria enclave. Please guide.
Bahria enclave. There is not even a comparison.gulberg is not in islamabad whereas bahria is 10 mint drive from serena chowk.
I think Gulberg residentia have a advantage of signal free expressway and good access in near future.
BE will take time because MR is no more in this zone.

If a place is far, its far, signal free expressways can’t help. Go to bahria enclave, than go to ANY other new housing scheme. You will see the difference yourself.
The standard of development of Bahria Enclave is far better than Gulberg....
Bahria Enlcave is ideal for living in tension free environment...
Beautifully developed and maintained.
No one knows about Gulberg as it is being developed. Location of Residencia is quite inside from the main expressway... It will not be livable in the coming 3 to 4 years... As the basic life amenities are still not there...
If you can afford BE, go for it.. Forget about Gulberg... Gulberg at the moment is occupied by investors.

In near future , days/wks/ months gulberg residencia is a ghost town /jungle/for residing in.
In distant future, 2-5 years ,residencia could make some sense ,but a sparsely scattered houses with tough times in daily needs(commodities/amenities etc)
In far future, who knows about residencia after many many years,as elite will not care about 5/7/10/marla house residence so how will they tolerate Suzuki/motorbikes/cultus/old taxis to pass near their palaces stop parallel to their land cruisers??
May be residencia will turn in to a congested area with tough maintenance and security issues as well.
BAHRIA ENCLAVE is also one man show but stakes of big bosses are more there, as most ppl are middle/upper middle class only problem will be access route congestion i think.

Both are large scale projects and these take time to be every thing placed in. But planning of both area is very good and both hv good future potential. They will lead all other and who will be runner-up among them is not important at moment.
BE is not livable and fairly off location from main city and not connected to any major road. So gulberg has advantage over here.
Pace of development is slow in gulberg residential blocks. A matter of concern for many.
For Sense of security, govt societies has edge and are better then single owned entity like BE. One of our colleague constructed his house but soon he realized it is not yet livable in BE and trying to sell.
BE is very much livable with all infrastructure in place… Location of BE is a bit outside, but very scenic…

in Bahria i always suggest on ground plots with possession.
It not only Enclave 2 but the list is quite long such as phase 9 pindi, Sector C (thrown to orchard) lahore, Sector F Lahore , Bahria Green Lahore, Golf view lahore and so on…
Why are people paying 2.70 crores for a 1 kanal plot in cda park enclave. There is 0/0 development…
Its the name tag of cda brother, anywhere there comes cda sector name ppl stuck their brains in f6/f7/f8/f10 and the same numbers of g sector series , their eyes autorefreshes with the future excellent trees and fragrant flowers in vicinity, plantation/greenery/cleanliness/discipline and cool and calm living like that …so its the dream actually which inflates prices for cda.
