Gulberg, Islamabad or Commoners Sky Garden

Hello,
I intend to buy a plot. Plot will be for construction of house after 2 years and not for investment. I have short listed two schemes ie gulberg residencia, islamabad and commoners sky garden, rawalpindi. Your expert advice is needed. Please let me know if any other scheme is better. I can stretch my range upto 16 lakhs.

I don't think that CSG will be liveable in two years time frame....

Similarly, I am also not very much hopeful that even Gulberg will be livable in two years time frame.

Size 7 Marla or above.

Any good location and decent living like Bahria / DHA etc

Dont want to buy on south side like fateh jhang, tarnol etc. It should be towards East or North.

CSG is far away like you can say 40kms from zeropoint so its not fisible right now for living in your budget Airport housing comes up on expressway for living purpose thanks

Jinnah garden phase 1 as well 7 marla…

I think you can't find good location in this budget even in Gulberg or Jinnah garden phase1 so wait and increase your budget for good location.Allah is the best planner and he knows what will be the best for us.

Check awt, wapda town area…its in ur budget and with posession…and there is a good chance of improvement in this area in 2ys…MA, airport opening etc

Brother increase your budget a bit, before taking final decision i would recommend to visit yourself and include river garden in zone 5 in your list its very nice small and developed society and many houses consturcted there. Good for living right now and for investment as well.

Installment plot of 30-60 in gulberge may be available in this range i.e 18 total price , out of which 14-15 lac will required for transfer and remaining in installment. But possession will be in year time frame not soon. Near to possession plot are expensive. Air port sector-4 or ghouri town may be with 5 marla size in your price range with possession.

Sorry, I am not in a position to suggest you some thing good in this range.

Gouri Town is not a decent place to live, although the prices are low... After once it gets populated, it will be very difficult to live as I don't think the developers will ever manage this....

Wapda town, not recommended as you your self said that you are not interested some thing in the direction of Tarnol and Fatehjang.

I think Gulburg is the only place, which you can go for, but it will take some good time to be livable.

You can buy a possession plot of 10 marla in ROS… A bit far but drive is good and excellent scheme of blue chip brand: Multi.

F-17 MPCHS is better option. You can construct your house immediately.

@Anees His budget is 1.6 million… F-17 is expensive

Go for gulberg instalment plot hold it for a year or so it will not dissappoint you. Rest Allah knows better.

You can get gulberg P block 7 marla or airport housing society rawalpindi sec 4

jinnah garden is another option but possession is just a dream in next t wo years in gulberg , AHSR got possession but got some issues , jinnah garden posseasion is also far away

In your budget , you can easily get a 10 marla good location plot in Wapda Town. It will be a developed plot and you can start your home construction even now. After two years it will be even better.
