Gulberg greens islamabad reviews needed

How is gulberg greens islamabad to construct a house and live there?
Is it cda approved?
Are there any water, sewerage, electricity, gas etc. Issues? Security issues?
How's the development process going there?

I want to buy a plot and construct a house to live there with my family. Is it a good sector to live with family?

- Gulberg Greens have Farm Houses of 4, 5, 10 Kanals in 4 to 5 blocks with minimum price 4+ crore

- Gulberg Residencia has residential plots measuring 5 Marla to 2 Kanals, possession and non-possession options. Minimum price for possession of 7 Marla is 45 to 50 lac upwards.

- Yes, Gulberg Islamabad (IBECHS actual name, is a cooperative housing society) and approved from CDA.

- Construction activity is good but it would need at minimum 2 to 3 years to get more population for comfortable living. In non-developed blocks count that as 5+ years. That will be better time to see any security and other issues. They have their own electric grid station (powered by IESCO) so no issues for electricity.

- It can be an exceptional place for personal living but in Residential blocks lots of area is under developed and that will take time for comfortable living.

- House construction pace is good in developed blocks but Gulberg Management is not that active in infrastructure development in many blocks due to land acquisition issues or partial litigations tat vary from block to block.

- For now, try to stay away from undeveloped blocks, they are way to long term investment.

- Blocks near D-Commercial are possession and most expensive. The most economical developed blocks are V and T, a of now.

The intention is to start construction by the end of this year and move with the family as soon as the house is ready. So I'm only interested in possession plots.

  • Can you name which blocks are most developed with possession plots? Specifically, 1 and 2 kanal plots.

  • Can you give price range estimation for the blocks closer to D-Markaz and near entrance? Such as AE, A, B, C, E, F, I, J. Ignore the blocks that do not have 1 or 2 kanals.
