It not Gulberg Green it Gulberg Residencia.In my opinion residencia 5 marla with possession is better option than PV.

Actually, there is no comparison between Park View and Gulberg Residencia in 5 Marla category. Here is why:
-- Park View:
- Development pace and standard better than Gulberg
- 5 Marla is prime size
- NOC revoked
- Location not as prime as Gulberg
- Resale is poor
- Suits end buyers best that prefer living at a peaceful place
- Some blocks provide a really impressive view of the valley under and around
Park View, as of now. Buy only if you wanna live tehre. Resale and profits are poor

- Development pace dead slow
- 7 Marla is prime size. 5 Marla only files (not preferred)
- NOC in place
- Location as one of the most primes of any other competing society
- Resale is good enough (Go for possession, files are not preferred )
- Suits end buyers best that prefer living (5+ years from now)
- Future appreciation seems promising
In Gulberg files are a scam (really long term game), only go for possession land..

Usman sb, for CDA sector you would have to stretch it to a minimum of 5 to 5.5 million.
For private societies, it depends if you are interested in pure investment purposes or wanna invest as end buyer. If you provide more details, it will be easier to share more precise options.
Usman Bhai kisi tarah zor laga k i-16 mein plot lay lo, 6 month baad wo range say kafi bahar ho jai ga. Beshak koi basemenet wala plot lay lo ager ziada budget nahi hai. Is k ilawa FMC possession developed plot bhi option hai 45 lac mein, Taj residencia, Bahria Enclave 5 marla. Lakin jo bhi laina possession laina. Baqi lehtrar road pay kafi private plotting hai wahan bhi plot lia ja sakta hai.

TR no, resale isn't good and quite long term.
Explore Mumtaz city, Shalimar Town etc. under 5 mil budget.
For CDA, min 5.5 mil
I-14 has some smaller size plot (20x30) etc. under 6 mil

if you can compromise alittle on development standatds of the society you can buy a 10 marla pocession plot in AWT and wapda town is this range.
Both socities have access to M-1 directly from AWT interchange.
Both socities will also get benefit from Margalla avenue
Good option by Muhammad nauman Anjum in this budget at least AWT is developed with access.

Development has not been taking place in AWT for a long time. Development is very slow there and rates have not gone up there. What is your opinion in the cabinet division housing society, should invest there or not, how is the development progress there?

AWT is an old society with all development work already completed.
Its the reapir or renovation work which is required
Plot rates are increasing at a good pace
just 1 year ago 10 marla plots were in the range from 17 lacs to 35 lacs and now you can hardly ind a good plot under 30 lacs
.
Sorry i dont know much about cabinet division housing society the only advise i can give you is to go for pocession plot only in these cooperative housing socities
