Guidance

Often dealers quote high prices than the real ones. If somehow a plot is selected owner is often not available who whom sale deed can be done. What is the solution of this problem. I would be highly grateful to your kind guidance. Thanks.

Before I answer your query, let me first tell you that I myself am an agent. There are some agents who quote higher prices and are not as honest in their dealings as one would expect. But regardless of how a small percentage of people behave, I think one should not generalize. I read your thread and instantly felt as though you were weary of dealing with dealers.

I spend considerable time on this forum everyday trying to help people out, answer their queries and guide them regarding making the best possible investment. I do it all for free and in good faith. There are estate agents I know, both on and off this forum, who do not shy away from the idea of being forthright with the clients and their dealings. For you, it's just the matter of finding the right person and being open with him. Also, tell him that you want to meet the seller yourself and see what's his reaction.

You should also try and understand this from an agent's point of view. Most of the buyers, when meet the seller, refuse to buy the plot just to rid themselves of the commission. They exchange their contact info and pluck the agent from the deal. To avoid any such situation, agents do not prefer to introduce the buyer to the seller which is fair enough I think. :)

OK, thank you very much for your kind response. I shall be highly obliged if you kindly guide me about the price rage of a 7 marla plot in ghori town phase 5b in street No.1, 2, 3, or 4 approximately in the middle of a street, not preferably corner or other end. I am interested to purchase a plot in any of these streets. Problem is with prices being quoted by the dealers and the prices at which plots have been sold recently in the same area. I shall highly value your expert advice. Thanks.

The easy and simple step it is, clear it first with the broker/ Agent that i will give you 1 percent commision which is your rite, but i will only sign the contract or deal after meeting with the direct seller ( in case of buying) and purchaser (in case of selling), if the dealer refuse, simply switch to another dealer or broker. Dear its a must to meet the direct seller and If the direct seller is not present, then meet some who is authorized to sell the property, means who has the power of attorney. Try communicating with the direct seller personally too to know if the agent is deceiving you or not.
