A 25x40 plot in G-13 crossed 70 lac mark as well and some people are demanding more than 70. Ps, point to be noted :: Kashmir Highway still not inaugurated and the prices are touching the sky. What will happen to the prices after inauguration?
Please donot get carried away by demands. Please check market prices at which actually selling and purchasing being done.
Mostly this temporary hike is made by dealers to sell their plots on high price and currently not much actual buyer in market.

It is not possible for prices to jump in G-13 without impacting the price of G-15 and F-15. These sectors are the next-stop shop for anyone trying to buy in G-13 but finds the price out of his budget.
So my guess is G-15 is also ready for boost.

But i saw an aggrement of a 4 marla plot selling in 117 lacs it was corner in G-13/1...
Wow… 117 lakhs for a 4.44 marla plot in G-13/1… This is crazy… Must be the best plot in the sector…
It is unwise to buy a 25x40 for 11.7 million for living purpose, rather buying a 1 kanal plot for this money would have been a better deal in terms of living and investment both.

I think that above mentioned prices (25-50 = 117 lakh) are demanded prices asked by crazy dealers as no body is willing to buy on these prices. It is total madness (heat in june) as for same price one can buy a 25-40 plot in G-11 posh sector.

117 lakhs price is for a 25x40 plot, not for that of a 25x50; Junaid correct me if I’m wrong. I recall one of the members had mentioned that perhaps there was some oil discovery in G-13 or perhaps a gold mine underneath G13!!. Mumtaz, I think one can buy a decently built 25x40 house in G11 in this price.
Agreement must be between 2 dealers to lure the spectators to jump in the pool,before any one could learn swimming they ll squeeze the water,and you ll be left in a speck of fungies,
Rates are only considered REAL at which the trading is done and current market rate for 25x40 in G-13 is around 60.
And let me tell you one thing Kashmir Highway was already there so people speculating on this factor are misguided by some
Although I am not an expert on G-13 but something seems fishy abt price hike… It is wise to stay away from such artificial price rise as it could collapse anytime… Further I am not sure what is so good abt G-13… In my view it is the worst sector of CDA… No roads no street lights, full of dust and further more quite far from other sectors as there is a complete sector between G-11 and G-13 which will be never be built. I got a chance to stay in G-13 for 3 weeks at my in laws and decided would never go for this place… To far from zero point. I guess it is equally good to stay in G-14 or G-15 fir that matter if you are living that far. Much better to spend more bucks and go for G-11 which is far better than G-13 in all aspects. Just look at G-11 markaz. I think it is one if the best Probably with the pace of CDA it would take them another 10 years to make G-13 reach the level of G-11.
Ht-1 bhai, I appreciate your comments about G-13. But you are underestimating G-13. The sector is still under construction, so roads naturally are broken due to movement of hevy traffic. And so on about street lights, waste handling etc etc. To me, if you intend to buy a plot for living, G-13 and G-14 are the best available choices among zone-1 and zone-2, at this time at current price. G-14/1, 2, 3 will take time though before those are ready for construction butiof you can wait 2-3 years, this sector will be one of the best in Islamabad considering the price, location, accessibility etc.
Yes G-13 will be one of the most excellent CDA sectors if internal roads are there to connect it with the rest of Zone 1.
Otherwise, it has limited edge over G-15 in location. And if they give G-15/16 access to Kashmir Highway, then price gap should be reduced.
However, for now I think those people who have already bought plots in G-13 are smart. The roads are good and wide (better than G-15). The terrain is like F-11 and prices are rising!
@HT1…Yes there might not be street lights right now …but G-13 gets marks for location…It is located very near to motorway, GT- road and pindi…and yes with Kashmir highway fully developed the driving time between G-13 and zero point will be reduced to half…So yes it will be one of the better sectors of CDA in coming future…
Dear Majid And Hayat Bh, I dont disagree with you..G-13 will for sure be developed in years to come...though it is debatable how many years CDA will need to make it liveable...cuz right now i dont even think it is liveable unless you dont care about your lungs getting infected with dust and pollution and you dont care about a complete black out in the night...(Just travel there in the night) and you happy to drive off road every day breaking your only hard earned vehicle :)
My point was that with a very optimistic estimate of yours.. It will take 2-3 years to be developed so how come the prices are already comparable to G-11 levels which is fully developed and much better located.
If close proximity to GT road, Airport and Pindi is desired than Zone-2 societies G-15, B-17 etc are also good options with better value for money.
If close proximity to Zero point is desired than Bahria Enclave, DHA2 with excellent development standards and much better living quality will be the future option of people.
On a lighter side I know that many people have an emotional love of CDA and specially Zone-1... But when good quality options will be available in future.. I guess many will eventually understand that love is about give and take.. And CDA is only relying on taking love without giving anything :)
BTW i cant find any plans for CDA to develop G-13... Only tender i can see is for street lights at least for this year... Please correct me if i am wrong and send some information to help other members as well.

Fahad,no need to panic bro, G-13 prices are gradually rising, not suddenly jumping overnight. Number of plots on sale and general demand shows no extra-ordinary situation. So this particular demand of 70m for 4 marla would be an exception. Though, I have already predicted in another thread that fresh influx of settlers from war-torn areas will increase prices in developed sectors. So watch it!
