G-14 Islamabad

Prices in G-14/1, 2 and 3 are going up every day. Housing foundation announced allotment of these 3 sub sectors back in 2003 and development work started a few month ago but it is stopped due to resistance by land mafia who have raised encroachments all around the 3 sub sectors. Construction was banned in these sectors long ago but land mafia is still constructing dummy houses with the aim to claim compensation.

All friends are invited to share information and your views on G-14.

BTW who will develop G-14 sector if it is to be developed… Is it CDA or housing foundation? Probably the sector might be close to the start of development… But this is just a guess. Someone who is well aware of this sector can advise/comment in a better way.

Aoa! G14/3 is in a much better position. It doesn't hv much built up property. Just some empty sheds and a few wall here and there and if u visit the site u will c development in progress there.... G14/2 follows after that... Sadly G14/1 is in a very bad shape.

Land Mafia is quite a pain in the beck especially in these troubled times. These people just try to take benefit out of everything even the miseries of the nation especially when the country is going through such difficult times. They must be reported to the higher authorities

No movement regarding built up properties uptill now…

G-14/1 general 30x60 plot has gone up to 55 lakh. Unbelievable.

@IB Land of g14/1 is fine.. Sadly its densely populated.....it wud b a miracle if they get rid of all the encroachment there considering how CDA works....

Thats not good then. But why its prices are going up every day? Probably sale/purchase is G-14/1 sub-sector is higher than G-14/2 and G-14/3. I agree getting G-14/1 developed would definitely be a miracle if is densely populated.

On ereason of prices going high might be its location which is far better than G-14/2 and 3. It is adjacent to Kashmire Highway, GT Road

@Malik: FOr investment G-14/2 and 3 are better than 1? I initially made a plan for investment in G-14/1… But based on your comments, I’m more inclined towards 2 and 3. Whats your suggestion and how well your are aware of G-14?

G-14/2 and 3 are more preferable locations for investment ATM. So many ambiguities about g-14/1 so i think it would be wise to avoid it for now and invest money where disposing off is quick and easy. Just my opinion.

Thank you Danish for your suggestion. I agree with you that G-14/1 looks like have some issues but I'm not exactly aware of those issues. Can you please narrate what are the ambiguities in it?

Actually the location of G-14/1 is better as its closer to Kashmir highway, secondly closer to a developed sub-sector G-14/4. However its prices are slightly lower than G-14/2 and G-14/3. I'm just trying to calculate the risk involved in doing an investment in G-14/1. The thing is if its get developed then in my opinion its prices will go higher than G-14/2 and 3, but is it going to be developed soon or not or may be parallel to the development of G-14/2 and G-14/3 that is an unanswered question.

I would personally recommend that do not go for non possession sectors.Rest is your choice…

I think prices in G-14/1/2/3 and E-12 seem to suggest that quality of development alone is not a primary determinant of prices and the old adage regarding property i.e. “location, location and location”, for whatever reasons, seems to be a bigger driver. Otherwise, I cannot understand how even a non-possession plot in these areas can be more expensive than Bahria, DHA or JKCHS.

Sir two big reasons... 1-Located in zone 1 2-Spike and speculation by mafia and dealers.. You would never experience to buy a plot from genuine dealers in these areas because genuine clients are not present in market...All are the dealers and investors..

Thank you Saadi and Syed Amjad for your suggestions and comments. Its not only that prices in G-14 and E-12 are on the higher side, people are doing sell/purchase transactions in these sectors. Location definitely has a major impact, otherwise why E-12 and G-14 non-developed areas are so expensive. Additionally, a 4 marla plot in G-13/G-14/G11 is somewhere closer to a kanal or at-least 12 marla plots in Bahria having a unique development quality.

Now, Saddi sb is clear in his note that no-possession do not go there. @Syed Amjad: Do you have any information/visit of G-14?

@IB. No sir I havent visited G-14 much except G-14/4 once a few months back. After taking some heavy losses in property (and that too mostly in govt schemes), I have made it my personal investment rule not to invest in non-possession plots. I did invest in a DHA file in Lahore a couple of months back on the insistence of a close friend who had some inside scoop on that, and its paying off so far...but otherwise, I keep my hands off non-possession plots.

However, this is not to discourage you :) Afterall, prices in G-14 Are rising, whatever the reason...so it might not be a good buy for living, but might work for short term investment.

Thank you Amjad sb for your reply. The intention is not for living purpose but a short term invest. I hope too it will work for a shorter period of time.

Sir i would like you to visit the area urself and decide...... It also depends on the size of plot that your r interested in... In my opinion g14/3 is a better option.
