Prices can be stable for the time being, but they will rise again when CDA starts development road network, parks, main commercial etc.
This sector has a huge potential, still a long way to go.
G-13 prices for 14 marla is around 1.5 cror which is still half than E-11. This shows a huge price parity that will be covered as development standards and utilities get better in G-13.
Due to its location, I am expecting G-13 to go much higher than its current level.

Plz tell what is the current market rate of 25*40 in G-13 , also plz advice is it the best time for short term investment in G-13 right now or not.
25*40 price varies from 60-85 Lacs depends on location.
G-13 has best location,
plus a lot of potential,
but when i visited it , i felt at an unsecured surrounding, with poor infrastructure, and miserable town planning,
may be i am wrong?/

Sorry bro , but I can’t find it attractive for investment. Price is too high and development is pathetic. Price appreciation due to KH cannot be unlimited.

You are right about the development standards, but this is true for all other CDA sectors. It is terrible in the beginning but gets better with time. When I first moved to G-11, it was all dug up, broken roads, and nomads living in huts in the center of the sector. But now G-11 presents a good picture with developed parks and carpetted roads.
So I expect the same for G-13 and G-14.
Sir when you cross golra mor and move towards KH there is construction going on the right side on bridge over railway track. That is the main KH but currently no direct link given to g13. Will g13 get direct link to this route upon completion of the work so it does not have to first cross g13/4 and then move on to KH?

G-13 gets access from 2 or 3 different loctions. First from G-14, then Golra More, and then old KH connecting to G-13/4. The link you are talking about is the last one that connects G-13/4. I guess, the old KH going towards Islamabad will become service road and from here G-13 will access KH.

Sir when you are going towards Golra Mor, on the other side of KH that returns to central islamabad, where does it connect.
I mean when you pass the mor and the dysfunctional toll plaza then comes g-13/4 when then connects you to the main KH. Well when you connect to the main KH, where is that main KH road coming from.
on passing g-13/4 on the right side i saw a bridge being constructed on the railway tracks. Well who enters that part of the KH or is it just a dead end and that the service road as you mentioned will connect to the KH will be the only route.
g-14 i think, for a person, to connect to KH will first need to come to golra mor and then crossing the toll plaza, passing through g-13/4 is the only way.

The prices are stable, only genuine demand and plots are being traded on stable rates, price is not falling, nor it will.
After Ramadan on Eid, rates might increase.
Cant find a plot in G13/1 and G13/4 below 65 lacs
Supply is huge but not much demand. One factor maybe Ramadan.
However, when you sell a 25*40 plot you get offers like 62, 63 etc. But when you go to buy the same plot you are asked 75, 80.
don't know what the realistic price is.
I regret i made the wrong move. Don't think now is the time to enter in the market as mainly rubbish plots are available.
the best time was 2-3 months back.
No bro supply is not huge ,only few plots left in G13 and those plots are roaming among every dealer ,all those are average plots .people and investers are holding good location plots just to take care of those after EID and opening of Kashmir Highway
