How about selling a 25x40 in G-13 and purchasing a 25x40 in D-12 in coming days for investment purpose as after inauguration of KH the rates of G-13 would reach to highest level and then people would move to D-12 as the rates are low as compared to G-13 and D-12 would be only other option for possession plots in Zone-1 besides G-13.
Experts please advise.

G-13 and g-14/4 has still a long way to go and they would enjoy their status just because of their location.i think g-13 will be much valuable in near future.

B R Malik, you are partially right, but there are lot of 14 m and 1 kanal plots in D-12. It is just that there are 5 marlas on main double road (which is kinda unusual) that create such impression.
Yes.Exactly...another reason might be that small plots are of allottees and they have no choice but to build house instead of waiting for D-12 to develop fully.
Small plots on main double road for CDA employees is a big big mistake.
G13 and D12 goes side by side as being only option in zone1 thts why rates of these sectors rises simultaneously…to me i think recently the gap btw G13 and D12 has become wider and that has to be covered after kashmir highway inaugration and thus rise in ptices in G13 would stop after inaugration and letting people think of only another zone1 option i.e D12…Remember in past D12 was more expensive than G13 if talked about a 25x40 plot.
When D-12 prices are expected to rise?
G-13 still has potential, it is under developed, roads, auction of commercial, parks etc… It is much better than D-12
D12 on other hand also have potential as its conmercial is in developing stages.and residential activities on its peak…superb location and above all recently rates are very much low and are stagnant for 1 year now and this makes D12 very good for investment nowadays …this is my opinion …people may disagree
In my view both options are not good for investment.
Investing a huge some of money to buy a small piece of land in turbulent market is not recommended unless your main objective is living.
There are many great distress sale options available in the market and one should be looking at those for better ROI
As an example. The price you will pay for an 8 Marla plot can buy you 2 x 10 Marla plots in beautiful location in Zone 2 and Zone 5 and may be you can squeeze in 5 Marla in Bahria phase 8 at current prevailing prices
From price appreciation point of view which one will give better ROI in 2-3 years ?
