G-13, g-15 & cdechs

Hello all.

I have been reading comments of various forum members regarding investment in the 3 areas mentioned.

I would like your input regarding investment in g-13, g-15 and cdechs.

I intend to buy a 2540 plot in g-13/1, a 3060 plot in g-15/4.

My investment period is 1-1.5 years only.

I expect good gains from both of these sectors due to the fact that in g-13 kh is still in progress and yet to be inaugurated, streets lights are due to be placed, more houses still under construction, roads will be re-carpeted and new airport if functional within 1-1.5 years will be a plus point.

Also as plots are few now so demand would be higher in coming time and i expect good roi could be fetched from it.

Concerning g-15 development is better than g-13 and there is still room for more houses and population. After g-13 then next target to benefit from kh will be g-15. I expect soon the prices will rise there after inauguration of kh and alongside getting direct access to kh.

Also sewerage line in g-15 is better laid than in g-13.

I expect handsome return based on these factors explained above from both g-13 and g-15 withing my time frame mainly due to the fact that these areas are getting populated and has genuine buyers available.

Concerning cdechs i expect to invest there for 1-1.5 years. Though it is not yet populated but it is ready to be. Some ppl informed some 20-28 houses are under construction so far so i think more construction is expected here shortly. Also with more construction more amenities will be available soon. The construction of maryam arcade i think is a plus point to attract investors as well.

By handsome ROI i do not mean getting returns overnight but no opportunity cost if i had invested in a bank for that period. So at least i would be getting something above from what would i get if i invested in a bank or national savings for that period.

I need advice whether i am correct at analyzing things here and whether my decision to invest in these areas is suitable for a period of 1-1.5 max years for a handsome return? Any suggestion would be appreciated.

Very good analysis. You will be appropriately placed to take full advantage of not only Kashmir Highway but also the opening of the new airport which will happen in 1-2 years max inshaAllah.

Double thumb up for G13 and G15, you will never regret it IA. I don't know anything about CDECHS so no comments on that.

You might want to consider G16 as it has lot of price elasticity. Though management is very weak (the only down side). Otherwise, its approved direct access to KH and high terrain makes it an ideal sector for living and investment. But I would recommend possession plots only.

Yes for CDECHS even i am looking at the positive side only without looking at the negative impacts if any.

However, i was looking at the good end only because i would be dealing in possession plot only. So, just for the sake of argument, if i wont gain anything in my time frame, i wont loose anything also.

I also had an alternative to go for DHA2 N block 10 Marla plot against 1 kanal plot in CDECHS.

but i think the time in DHA2 will be longer against CDECHS in terms of return maybe 3 years i suppose.

Sir i do not know much about G-16. Which sector has possession plots. I will definitely look into it.

For G-16 target area for possession plots is G-16/4 and G-16/3 but I'm more towards G-16/4.
