G-11 vs. Bahria t vs. Bani gala.

Assalamoalikum. I am looking for a home (ready to live now) in safe location with good schools and easy access of blue area and muree express way. My budget is rs. 16 million. I have been comparing g-11 vs. Bani gala vs. Bahria town phase 8. All three have similiar properties available. What would you recommend? Any pros or cons.? Thank you for your help.

Does Bani Gala has the same infra-structure & facilities availabale within society as Bahria Phase-8 has?

G-11 is real Islamabad while Bahria-8 is not even Pindi if you ask me. No comparison with G-11 if you can afford it. In fact G-11 will give you a different class of living as compared to living outside Islamabad.

Zahid bahi its all about your location preference and brother you will not find a good 10 marla home in proper G-11 FOR 16 million, on the other hand phase 8 is a modern town with all facilities, peaceful environment and very reasonable price tag, for example

10 marla plot 4 to 5 million

construction 7 to 8 million

plus 1 honda civic fully loded 2 million

small Vitz car for your wife 1.2 million

10 marla brand new home + brand new cars ;)

You will only find 5 marla house in G-11 with your budget.

You will build a bigger house in Bahria Town that's the difference.

5 marla in G-11 but old house in this budget. I have heard there are water issues in G-11 so better confirm

Zone-1 is Zone-1. No comparison here.

In any case, people are becoming wary/careful about Bahria after Malik Riaz political controversies.

I remember in the 80s and 90s when we drove on GT Road towards Islamabad, if someone described the area where there is Bahria-8 as Islamabad, people will laugh like anything.

Sir look at the distance between Bahria-8 and Blue Area and then compare it to G-11 and its closeness to the Margalla Hills, Blue Area etc.

Well 5 marla is too small when you can buy 10 marla house in Bahria Town at the same price.

Yes distance to hai but ghar bhee to dekho.

I suggest you to increase your budget a bit and buy 8 marla house in G-13 around 20 million.

Ya it would be better option as in g-13 one can get a new house

G-13 is an excellent choice as well.

@ zahid sb if you can compromise on size and facilities,and want to remain close to city center, then surely g11 or g13 is an option..Otherwise i neither recommend g 11 or g13 nor bahria phase 8..Instead opt for bahria 1 to 6 ot dha 2 10 marla house by increasing you budget a bit..One other option can be to buy a plot at bahria 1 to 6 or dha 2 and construct it by yourself..Phase 8 will be too far and i would be hell of a job to commute from phase 8 daily.
