Future Of Zone V Islamabad?

What is the future of zone v, Islamabad?

Since the majority of investors and people from Karachi, Sindh, Lahore etc...overseas Pakistanis are plowing a lot of money in zone 2 Islamabad, and towards b-17 in Islamabad? There are a lot of good societies in zone v but due to new airport and b-17 people seem to be buying there hence for the price hike in the past year or so.

Are prices likely to decline in zone v as it will be a little neglected, does anyone think this?

I think the factor of air port is there for zone-2, but selection of location for investment also depends upon the personal priorities of the investor as well. The prices in zone-v are not going fall at all. If the developer is good, the prices will rise, might be a bit steady.

Zone v has a bright future.

Zone v has the best development standard in islamabad (excellent development of bahria and dha).

While zone ii in my view has the better location (being near new airport, motorway to peshawar and lahore and access to future roads from zone i and interchange on motorway).

But if we compare the future prospects of zone v and zone ii, i personally think that location and future road networks will provide an edge to zone ii and it will rise faster.

@ ihsan saab, yes i agree that prices are very unlikely to drop in zone 2 hence, that's why everyone is investing, whether its purely investment purposes, or living. That's why im wondering whether this would affect zone 5 as its along way from main zone 1, other than big known brands such as bt and dha may not be affected but due to the distance from zone 1 would it make any difference i.E dha valley etc...Goes onto rawat

@ pk1 saab, yes i totally agree, i would pick zone 2 over zone 5, clearly due to the road links and the fact that its really close to zone 1. Therefore, would this affect places in zone 5, as you mentioned big brand such as bt and dha wont be affected due to the state of the art construction but what about other brands that are almost just as good places such as soan garden etc...

Any other opinions on this interesting topic?

Zone v is an equally good and far better planned coz of the presence of dha and bahria town. I reckon in mid to long term it will evolve to a great neighborhood.

Zone v has definitely bright future sir…World class development standards makes zone v different from any other zone lying within the vicinity of islmabad.Expensive cda sectors dont even match the development standards of zone v.In my view point if u want to buy the plot from investment point of view then go for zone 2 and if u want to build a house for urself then go for zone v.

But nice areas in zone v are very expensive. You cannot easily get 500 guzz in less than 5 million whereas in zone ii you can buy in decent societies for less than 5 million and near to new airport.

Dha and bahria seem to hold zone v together, as their are other good societies as well. I think new societies are coming up and even though they cannot match bahria or dha, they equally pretty good so it will keep the investors coming in and more better places would be developed and would be populated in zone v that would also be good for the whole zone v sector.

Schemes like pwd, korang town and police foundation are crowded and not so good. Bahria and dha are excellent developments but the natural landsacape of these areas is over nullahs, mini river and hilly area. But if you look at zone 2, it is a better landscape.

In zone 2 there are no chances of any bazaar like road like the pwd main road (which is also used by bahria town from one side, doctors town and many other societies of zone v). This road has the look of pindi not of islamabad. Similarly in zone v you have places like humak town, gulrez etc. These pindi type localities are sandwiching bahria and dha.

Zone 2 is better in this way as well because you will be coming from 6 lane kashmir highway and may be also margalla avenue.

Places like jkchs with strong road links gives zone 2 the edge, however, places like dha and bahria make zone 5. If bahria and dha acquire land in zone 2, or a similar society develop the sector with high standards in zone 2, then clearly that would have the edge.

In my opinion, at the moment i would prefer zone v, as it has the best local amenities. Give it time and zone 2 will catch up and be the same and perhaps better...

Overall, i think eventhough people are investing in zone 2, prices in zone v will not drop as it is still the most developed end of islamabad as emphasised by the others brothers, also there are other societies that are in progress which would increase prices such as jkchs and gulberg depending upon there development standards. If they can perhaps match dha, or bahria then this is good new for zone 5.

I think the standard of development in multi professional cooperative housing society is not far behind dha and bahria.

Brother pk1, i take your comments on board. However, i don't think mpchs have a sector in zone v? Or do they?

I know they have e-11, b-17 and f-17 but what sector have they acquired in zone v if they have?
