Future of Naya Pakistan Housing Scheme In current political situation

I want to ask property experts and gurus, those with keen eyes, what will be the future of NPHP if the current government loses its mandate? I am an applicant of the project, bank has said they will grant a loan of PKR 6 million. Now I am concerned about whether they will fulfill it or not.

Khan should dissolve assembly and let them face the public, only a 2/3 majority is going to save this nation. other wise this cycle of same 2008 PPP era coalition government will always be at the whim of cheap like PMLQ and blackmailers like MQM.

Agreed, sir, but once no confidence has been submitted assembly cannot be dissolved. Khan must have done it well before.

yes he legally can not dissolve assembly, but he can ask party members for enmass resignation. PEC can not hold such large by elections and they will have to go into General Election. baki in the age of SM, i hope this nation remembers who was there for them and who promoted their sons and daughters

you are a senior on forum, anything positive to add, irrespective of our political affiliation? I will be happy to know your understanding of what will happen to this NPHP, MPMG and housing sector. I am concerned because I have my loan in process and will regime change affect my loan application or not?

@nauman.ahmad_1 brother, your question is very timely and for sure fully legit on this forum and that was intent of my post that such a question must be answered on it’s merit, of course adding the political turmoil factor but turning it into another names calling abuse would be unjust.

I don’t take any or specific names and that’s why it sounded generic by my subject reference was not to turn this and other progressive threads into usual political fights, for that we have a specific thread already.

Back to the Original Question

  • It’s an unfortunate fact that most often projects of predecessor governments are ditched by successor governments as they like to disassociate themselves from initaitives of successors because who will bash them in public if their projects are pursued too.

  • I believe projects in public interest must continue as it’s state rather than specific party. Some projects were completely ignored (Metro extension to Airport), some continued with a new name/rebranding Benazir Income Support (Ehsaas Program) and Nawaz’s tenure Health Card (Insaaf Health Card). Nothing wrong as long as public benefits, rename it rebrand it, Public rarely cares just do it is what matters.

Here is how I See

  • I think atleast till this fiscal year (budget time Jun-2022) this would hold without an issue.

  • It’s more of a revenue generation and employment creation opportunity so any man in power with half decent sense would like to continue and if you see Ministry of Housing in different tenure actually did pursue such iniatives but mainly focused on CDA sector apartments. NPHP is a good initiative, in my view it’s promoted too much in media than actual plan and work, it hypes up more than ground reality (again this is my view and for sure I welcome opposing views on it).

  • I think people did pay some fees and all that, so anyone trying to disown it in next tenure would be and I say must be taken to court. I think it will not be easy to ditch it just right away. Perhaps stop it for any new applicants but do deliver to those whose cases approved or in process.

Long Story Short

  • Must be 100% OK till Jun-22, to say the least.
  • Whoever next must continue this and alike iniatives.
  • Applicants in process have least chance of getting impacted.

I am very thankful for the responce. politics aside, i value the insihgt from the people who know the ground realities. as an experienced person on forum I would also like to know about, two things:
1- Through which bank should one apply? I have an application with HBL and someone told e they are the largest bank with a portfolio.
2- is it possible to get a house, in the suburbs of Lahore in arounf 6 million.? and is it a good idea to pursue Islamabad as well? cause, it been years and living on rent is not feasible anymore.

  • I think all such iniatives are supported by State Bank of PAK and all subsidiary banks follow same procedure (like the case or Roshan Digital). From banking perspective it’s all same but from service perspective it varies from Bank to Bank like NBP is worst, HBL is bigger but an OK sort bank. I found Meezan Bank as quite good and staff is generally friendly and helpful. Again other banks may be even better. Point is they are all bound to follow procedural details by SBP. On ground some will have more friendly staff, some will have less friendly.

  • My knowledge about LHR RE is very limited. In last few months LHR RE booming more than ISB one. I say for personal living and family lifestyle ISB can be best among all (in most cases) to live in and have a house.

  • Yes it is possible to have a plot or a Single Story House in ISB (4 - 5 Marla in and under 6M) and with time construct more on it. Housing societies have some regulations and constraints on type and amount of construction. Open Abadi land have much less constraints.

  • Yes, I wish our banks would had put in same or even half the efforts in Home Financing than they put in for Auto Financing a lot of people paying rents for multi generations would had been owners of their own roof and banks would had thrived as well. Keeping it as per Sharia Complinat Financning (concept of Useable and Consumable asset).

Which Housing society qualify for Naya Pakistan Housing loan ?

as far as the bank person said, all socities with letter of ownership whether registrd with LDA or not qualifies for NHMP.

@nauman.ahmad_1: Pace of MPMG is very slow. Till Jan 2022, they had received 70,000 applications of which banks could process loans to only 12,000 applicants.

Reason: banks are reluctant due to risk of default, therefore, they take unusual time on appraisal. As per SBP stats, loan approval rate is below 40% and disbursement rate is under 27%.

Future of MPMG seems bleak, as the next govt might scrap the mark-up subsidy altogether. Economy is in ICU, so spending will be prioritized. Such defunct projects will first to receive hit.

But keep your fingers crossed, hope your case is in advance stage and it will remain unaffected.
