Future Of I/11 (I Am New Here Need Some Help To Take Decision)

Looking forward to buy 30 by 60 in I/11-2. I request all the expert on this forum to provide an estimate cost of it. Please shade some light on future development and possession duration. I have heard there is some eviction problem? But as non-isbian, not aware of it fully. If all you guys kindly share information and give suggestion it will help me out. I will really appreciate for insight view and suggestions.

I don't see any development from CDA in this sector in recent years. Although the prices of plots has been increased but I am surprised that a sub-sector which has Afghan refugees. How CDA will handle them and how they will get rid off them? The roads have been destroyed. I would say CDA has to spend much more to rebuild this sector.

A bad investment, prices increased after elections as a new link road to Fateh Jang Airport was planned to pass through I-14/15/16 due to which prices were increased in all I sectors, but no development plus very bad condition of roads plus illegal occupants.

ISLAMABAD - The Capital Development Authority (CDA) has delayed eviction of squatters from Sector I-11 of the federal capital due to political pressure. Sources said that CDA administration has decided to allot alternate plots in Sector I-11/2 to allottees of 487 plots in Sector I-11 occupied by slum dwellers. National Assembly Standing Committee on Cabinet Secretariat has directed planning wing to develop 250 residential plots in Sector I-11/2 in the first phase. The plots would be allotted to affectees of Sector I-11/1. When contacted, CDA Member Estate Management, Shaista Sohail said that solution of the situation would be sorted out after negotiation with the allottees of the said sector.

Development work for I-11 was awarded to Contractor in 2011 and completion was due by June 2013. Development work is temporarily halted. New Chairman CDA has stopped funds for almost all ongoing projects.

I-11/1 Opp Metro 25*60 size Plots. 100 Plots are ready for possession. About dozen people has obtained possession from CDA 2 houses are constructed. Remaining Plots are under Kachi Basti Opp Metro and illegal graveyard. CDA board has approved the summary for relocation of these Plots and removal of illegal graveyard.

I-11/2 Opp Nescom Hospital 2540, 2550, 2560 3060 and 30*70 size Plots. 95 % Plots are ready for Possession. Dozens of people has obtained possession of plot. 2 house are complete. One house construction is recently started.

Purchase only on ground with possession plot in I-11.

25* 60 plot in I-11/1 near Kachi Basti is expensive as compare to 25*60 plot in I-11/2.

Minimum streets are 30 feet wide. Services are not available.

Price of ordinary 30*60 Plot is around 70 lekh. Before one year it was around 30-32.

I agreed with u r comments you seem to be very reallistic and i like this attitude. Mr.Waqas i live near I-11 i mean (I-9), Dont mind if i would in u r place i will never ever think to invest in any sector which you know has issues concern. Saving money is the most tough goal in a life now a days due to inflation. So please think 100 times prior your investment. ( Ya Aap kay Khon Pasinay ki kumai hay).

You keep hearing stories about CDA developing the sector but nothing happens. All I know is that the roads in the area are very bad and need investment but CDA does not seem to want to improve the roads, perhaps this may change once the area is fully occupied. In terms of location the place is not bad, but it has and continues to be neglected by the CDA.

Thanks Everyone! after reading your comments I have discarded my idea of buy plot in I/11. Recently I have explore more alternative. Following are the options.

  1. FOECHS Opposite I/16 35 by 70 ( Demand 26 lakh)
  2. Bahria Town Phase 8 Sector N size 35 by 70 ( Demand 33 lakh)
  3. Gulberg Islamabad in Sector V near Naval Anchoragment size 35 by 70 ( Demand 22 lakh)

I Am more interested in the bahria town, But feel the price is too high for Sector N and even the possession is not ready for that sector N. My Second choice is Gulberg Islamabad feel like it will be good investment in coming 3 years and even the price seem reasonable. Need you guidance once again. Thank you all.

Out of the above 3 if I would stick to Bahria Phase 8 possession plot, as this would be the best safe investment.

I second Sheikh Abdul on that, best rite now is Bahria Phase 8 developed plot, let’s say Safari Valley, better than any investment in market currently available.

Why don't you go for developed plot in Safari Valley Bahria Town of size 30x60. That would be very good for you for construction of house.

Gulberg is very long term project.
