Future of Ghauri Town

Dear Experts,

At one hand, Ghauri Town is considered as an illegal society without NOC while on the other hand, it is fully inhabitant with huge population, active business operations and continuously growing living trends. Keeping both observations in mind, how do you see the future of this society and your advice for the people who have invested there or thinking to invest due to its mediocre pricing with ready-to-live conditions.

CDA is asking 2 billions for GT regularisation & the way matters are moving, it is likely to get regularised as GT in under billions of day to day business & will be a golden hen for CDA’s revenues.

The issue with GT is manifold including but not limited to land litigations, multiple owners and fake documents. Things over the year have been going in a down hill with resale, price appreciation and utility provisioning.

Perhaps part of GT may be be regularised but with multiple ownership claims, missing land documents, and land litigation can not be regularised as a whole.

The earlier phases till 4 are fine (if electricity and gas available) is good for living as location is excellent but appreciation and resale not good unless above-mentioned issues have been resolved. However, they are quite complex and no solution in near future.

phase 4 has the most of the litigated land so avoid that at all cost there are patches between the phases that has legal issues. always go for the house / plot that will have khasra, khata, hadood arba etc. written on the registry. You also need to recheck all the old registries. specially the transfer from old village mutasreen and the ghouri town management.
