Future of dha-2 Isb K,L,M,N,P Sectors

I have few reservations regarding these sectors before i go ahead with investment/for house purpose. I would like property gurus to answer them.

1. These blocks do not have multiple entries from main expressway. Only 2 ways to go in and out, one from main gate 11 and other from dha expressway (if given link). For this reason sectors a to j will remain superior and i am afraid klmnp will never reach same level.

2. No entertainment options, clubs, restaurants or cinemas planned in klmnp. Would these sectors be able to match sector a - j in future?

3. One dealer told me mostly klmnp plots are prepared by filling and are not natural terrain. So one can have issues while making home.

4. I have option to either buy klm 1 kanal plot or go for dha lahore phase 9 plot after balloting. Which one of these would you chose and why ?

5. I was surprised to see the l sector commercial as it was almost 100 feet below road levels from 3 sides. I am not sure how they will make it commercial area.

  1. Two entries are in my opinion enough for these sectors as this area is quite small compared to A-j sectors. Rather i would prefer less entries to give it an air of exclusiveness.

  2. They have a big commercial area and it certainly has land allocated for club.You don't need to have a cinema, restaurant in every housing society,so its not my priority.

  3. There are already many houses already constructed and they have made houses at normal foundation levels.

Rest it is upto u to make decisions which suit you.

Sheikh sb, the biggest attraction for klmnp is its low price compared to its counterpart. But the town planning and development standard is much better compared to a-j, I am told.

Sheikh bhai as per my knowledge K-P cannot compete with A-J because A-J has much better location and terrain. Yes A-J has multiple access points for pindi, G.T.Road and Islamabad and the exit towards Islamabad Expressway leads directly to Islamabad while from K-P you have to make a U-turn ahead to move towards Islamabad.

In terms of genuine buyers can be found in abundance in A-J due to its paced construction activity while there maybe in K-P but comparatively it is occupied with investors. Its been a long time and the pace of housing construction is not upto the mark as it should be simply means most are investors or maybe they are waiting for something e.g. Someone to build a house so they may follow their footsteps.

few friends of mine told me, though it maynot be inevitable, but for the sake for argument, if the real estate market crashes then it may not affect A-J but would negatively affect K-P blocks.

K-P has planned commercial space but looking at the past trends like consider A-J other than the mini markets and Jarcandra club there is no such commercial activity around though it maybe proposed. So even if there are cinemas or malls proposed in K-P it may take a lot of time to materialize.

Prices are cheap in K-P in comparison to A-J but prices are still dependant upon the movements in A-J. I think it may take around 5+ years easily for K-P to have a market of its own.

Saadi bhai once told that around 45-50% space is still vacant in A-J so it has more room for growth and being K-P almost vacant i think ppl are more inclined towards A-J than is K-P

If one decided to make a house in dha2…then its not rational to pay pay more just for crossing isb expressway…

I think future of K,L,M,N,P are better then A-J due to these reasons.

1- development and infrastructure work is good.

2- Emmar factor contributes to the quality.

3- I've heard from the DHA office that headquarter of DHA will be shifted to sector K or L.

4- DHA Valley will add value in the next 5 years.

5- Expansion of Islamabad expressway to give relief to the traffic congestion.

6- Business and commerce will expand as people start to build houses.

I am totally agree with Asad Malik.All of valid points and No5 point is most valuable.In my opinion Dha phase2 K,L,M,N,P blocks are best for investment and better than A to J blocks.

How can you compare these blocks with other schemes nearby such as Naval Anchorage, Gulberg, Bahria-8 etc?

I mean as an investment.

I have an offer from my relative to purchase one Kanal plot # 10 in street 23 in sector N. Can any guru of KLMN&P sector tell me its location in terms of worst, bad, good or excellent. Your response will help me in taking decision.

At the moment it's good investment and after developed it will be excellent.It will take time one to two years for good return.In my opinion it's best for investment.Allah is the best planner and he knows what will be the best for us.

Grateful for giving your precious time to reply my query. In fact on map plot # 10, street 23 Sector N is front open and probably nallah is there. I doubt that there will be bad smell of nallah. Please confirm. It is very important for me to invest in this plot.

Manzoor sahab, Dont make a deal UNTILL you see the plot yourself. Some of the plots are in so much of depression that you will have to make basement for sure as no other way you can make ground floor. These kind of plots are difficult to sell as I am going through the same process of market survey these days.
