As every one knows that in the last 3-4 years or so, prices of property especially in islamabad have increased a lot. On the other hand, my observation is that the businessmen are saying they are not enjoying good margin in the last 3-4 years.

Keeping in view the above facts, i want to open a discussion that "are forums on property like Zameen.com causing fast increase of prices of property?? "

I think most of us are investors and few are may be dealers and we encourage each other to invest here and there. I think indirectly our advises to each other motivate us to invest and re-invest in almost all sectors. Now the question is: Is this a true value of property keeping in mind less economic/business scenario of the country or we all are responsible (indirectly) for this hike????

Note: 3-4 years before we don't have such online forums for open discussion.

Access to information does make it easier and less risky to invest in the real estate market so may encourage investment. However people have limited options to invest elsewhere and have to park their money somewhere, ideally this much should go into businesses and industry, which would be better for Pakistan.

Dear ahmed may be u right but people are investing in property as no other business are secure due to electricity gas and law and order issues. Another thing is in 2002-3 boom which was 100 times bigger then current boom and internet was very limited at that time in our country people were buying and selling but the difference of that boom and current boom is now people are more aware then past and this forum also contributes in this awareness.

Well, in this country, even Judges, Higher Ups in Bureaucracy, and Doctors/Engineers, everyone is an investor now, and all are educated in terms of Real Estate. This is the only business left in Pakistan :) These forums are a plus for everyone, by which one can make his mind by studying/asking/discussing different options.

These forums educate people and they dont have to just rely on estate agents .Plus they can get to know first hand expierence of others …

Yes I agree too with all of our experts above. My objective to start this discussion is to educate myself and all who have less exposure in this field so that doubts should be removed. After all this is only forum from where we can be more informed.

Dear Ahmad11:

You have opened very healthy debate. The points you have mentioned are correct to some extent. This forum has provided a very good base to a lot of small investors to get first hand information from the people who are in this field and then take a decision. But you know, only information is not enough to make investment, you need to have money and the resolve to make investment. Making investment in the current volatile environment of this country is not an easy job to do. The current value of property in a lot of places in Isld is by no means justified and investors are surely responsible, although inflation is main reason and decrease in value of Rs is also a fact.
