Any predictions/expert opinion on Bahria Enclave comparing with Gulberg Greens or Residencia?
Moreover, will it be wise to invest in Bahria Town Phase 9??
Gulberg is a good place to invest still great potential but prices are almost doubled in 2 years.I will advise you visit and see development by urself before investing as some blocks are developed and development is great those block are expensive plot price for 7 Marla range from 16 to 24 and I heard they are launching new blocks with price tag of 25 minimal not confirmed yet.
On the other hand green is great place A B C block are excellent with possession and size are 4 5 and 10 kanal I think instead of investing 15million for 1 canal in enclave u can add some money and get 4 kanal plot in green which 2400 sq yard but both enclave possession one and green are good.
Residentia is also great place only thing is they are delaying the development of patch of gulberg expressway connecting green with resedentia but you can still travel on expressway once they will connect it will be 10 minute drive from airport chock and price it will beat Bahria and Dha both due to its location and development standard for sure.
Gulberg is also a good place to invest but in last two years price of property have gone double. If you are interested then this is good forum to find on good price.

What about BT phase 9, will it be too early to invest there keeping in mind the ROI after 1 year or still we can do something there??

You haven't specified if you are referring to Gulberg Greens or residencia.
Here are my thoughts
Gulberg Greens is mainly about Farm houses where plot sizes are large approx 4 Kanal and above.
Gulberg Greens has advantage of its location being very close to Islamabad. I cant comment on its development standard as i haven't seen the place.
Bahria Enclave on the other hand is a mix use development where you have plots of different sizes. Bahria enclave is still under development but having visited the place, the development standards can be expected to be one of the finest in Pakistan surrounded by beautiful mountains
I think Bahria Enclave will compete with CDA Zone 1 Sectors
While Gulberg will compete with DHA 2 and Bahria Phase 8 Blocks.
In my view price rise of Bahria Enclave will be higher but Gulberg Greens is not bad as well.
