FOECHS

I have been looking for plots in foechs, but didn’t have much luck till now. Apparently there are not many buyers/sellers and additionally not many estate agents as well. The society is decent with big potential for price increase. Kindly share information here if you know anyone who’s willing to sell.

I guess i am hearing about FOECHS for the very first time. What is the location exactly and what is the potential. If possible, please provide me the information about plots cuttings and other related features of the locality.

Zain it is located next to I-16. A-block is adjacent to I-16 and other blocks are a bit further away (1-2 Kms). Current price in A block for 60 X 90 plot is 30 lacs and ranges from 20 - 25 lacs in other blocks. The society is 4 kms away from I-14, 10 Kms from G-13 and 20 Kms from f-9 park/ F-10 markaz.

For comparability, a price/marla in I-16 is roughly 3.5 lac, but I-16 only has smaller plots. FOECHS is a non CDA sector so it will be worth less than I-16, but the price will converge to I-16 price in future.

Accurate analysis by Ahmed…another factor is the new road project from Golra to new airport through I-16 (if it is built). But even without this road project, FOECHS prices will go very high because of location near Pindi and Islamabad.

@PK1 you're right that the newly proposed road to airport (if constructed) will propel the prices higher. Another factor is the Rawalpindi Ring rd (if ever built) will go through FOECHS. However, regardless of these roads getting built or not, FOECHS price is still very attractive.

If price/marla in I-16 is 3.5 lac for smaller plots then you discount it by 25% for larger plots and perhaps another 25% for non-CDA sector. That, in my opinion, will be the price in FOECHS in near future.

I think foechs will perform good in coming months . Personally, i m making my mind to purchase some raw land near foechs or 10 marla plots in foechs.

Few days back I was getting deals of 5 marla in 7-10 lakh (depending on location). Dont knw was an honest or trusted agent.

Malik sahab, on google it is touching the corner of I-16 near Noon village. They have a very active Facebook page by the name of Foreign Office Employees Cooperative Housing Society foechs. More than 120 members chatting about their society and some sale purchase transactions also taking place through facebook contacts.

@BlueDoctor sb. Shahid means that wait until a decision is made whether the new proposed link from Golra Sharif morr thru I-16 till airport is selected or the old proposal of KH link is finalized. The price trend in Foechs and I-16 etc will speed-up sharply if former is selected.

Does anyone know the current fair price for 60 * 90 plot in B or C Block?

I am looking for a plot in FOECHS for several weeks without any luck. Can anyone help?

It seems to be good investment, however...my only concern is they have taken absolute ages to release possession of block a, so when is likely possession of other blocks? perhaps in a couple of years time? 2015/2016? what is development standard like in block a? does anyone know?
