First time buyer needs support in the buying process

I am planning to purchase a plot in a cda sector. As i have never done this before, i feel a bit insecure doing this all by myself. The chief concern is ‘what if i am a victim of fraud or even mismanagement by the agent?’. The solution that comes to mind is to hire a lawyer who has experience in real estate. The hope would be that he will advise me against pitfalls, and ensure that the agent does his part of the paperwork properly and cda does its part in a timely manner, until i have the final allotment letter. Can senior members please advise if my thinking is correct. Is there a better way to allay the concern mentioned above?

Buyer, I don't think u need to hire a lawyer....

Purchasing in CDA is very simple...

You make a deal through the agent with the owner...

Have direct meeting with the owner...

Check the allotment letter.....

Make a bayana of few lacs.... Do sign an agreement...

Make the rest of payment through payorder, once the process for transfer has been completed in the office of CDA... No worries afterwards... U will receive ur allotment letter in due course of time...

Friend here is my experience:

I go into cda office(Record section), Give 200-500 to peon/record In-charge and tell him plot no and sector, he will show you the plot file. I was new so i asked him please tell me: I want to buy this plot, Will i go for this.

In CDA plots there are many things you need to know:

  • Plot dubbling

  • Plot deletion

and some other legal litigation.

After this if you want to buy plot there are two ways.

1: If you are buying through any property agent then he will takecare of all this, according to my agent they pay eight thousand to CDA officers and all papers are ready in couple of hours.

2: If you want to do this procedure then seller need to get ndc/noc and it take time, because first he will apply for this and a document will go in all cda sections, if he get clearance then you will move towords one window operation.

One window operation take couple of hours and you pay money to seller.

Last now you need allotment letter, Dealer will tell you don't worry cda will send you soon but they never send you, You need to go there office and get it again.

Usman Sb., this is very useful information, and also a bit funny as Mr Peon is running a consultancy. My next question is as follows: Can I hold back the dealer’s commission (payment) until I receive allotment letter from CDA? (in the hope that this will give him incentive to expedite things for me and I will be saved from trips to CDA). Is this an acceptable thing to do?

@Buyer mostly dealers take there commission first because allotment letter take couple of months. Dealers simply say don't worry CDA will send you letter but CDA are so lazy, I don't think they send allotment letter.

Even if you go in there record room, You will be amazed to see how they are handling plot files, People pay million but they don't care.

So after transfer i pay some amount and get allotment letter in a day, Friend i know this is Haram but unfortunately i did this, May Allah forgave me.

Buyer, dealer will get his commission once the transfer is completed in CDA office... He is not responsible to provide u with the allotment letter...

Actually, once the transfer procedure is completed, then u r safe 99.99999 percent... So, don't worry about the letter, you will get in due course of time... However, if you want it urgently, then FILE TO PAHIYEY LAGWAANAY HONGAY, which Usman has explained... I personally feel, you don't need to do that... Things are generally safe and sound in CDA transfers...

Bro you can verify from CDA whether that plot/ house actually belongs to this person or not in their records… However, for this you will again need support of the dealer or PKR…

I got a plot once and CDA sent me the allotment letter after about a month or two… In the meantime, I just had the transfer receipt which has pics and details of buyer/seller. A good reputable dealer will do everything for you. Never hesitate to use kharcha pani for your benefit, unfortunately this is how our system is.

Kharcha pani k baghair KAK bhi nhe hilta… Especially dealers…
