Fazaia Housing Society Tarnol Executive Block

Salam,
I am trying to get information regarding executive block of Fazaia Housing Scheme Tarnol. If any one can guide me regarding the location of this block and the current prices of different plot sizes.

I spent one full day there before I flew out of the country…
This society is now one of the best in twin cities, not very green, though but it’s access is the best now, post CEPEC opening & also access to M2.
Executive block.will challenge the BT & DHA style development as per the officials info we had…
Seeing into the nearness, it is highly likely that it will connect to the B17 as well in future…

Actually the problem is i cant visit the society myself as i have my flight in few days and i am in Multan. So i was hoping if. Could get the rates of executive block since i already know about the society and i really like it.

As per my knwledge, the executive block is not launched and can take 3-6 months. the location is same adjuscent to Fazaia, and Fazaia is right in front of Motorway Tarnol interchange on main Fateh Jhang road. They bought more land and will extend the society toward CPEC.
Current rates are
10 Marla plot rate is from 60lac - 90 lac
1 Kanal plot rate is from 1 coror - 1.35 coror.

I am not sure about the new launching pricess. they will lauch 5, 10, 20 marla plot and commercial plot from 2 marla to 1 kanal i think. So the rate must be higher from the current rates as plots will be on installment

yes but it doesn’t have executive block map or layout plan or location.

Thanks a lot Nasir Sb for all this valuable information. I will keep an eye on the launch news of executive block and let you guys know if i heard anything soon. Btw there are some of my friends which are involved in the development works of this block and i might be able to get a snap of the proposed map if its not confidential. I will contact them today and update here

Dear Nasir sb, its not launched yet so no map in public, location of executive block is behind block G, H, and C block, a very big block

i talked to few developers and dealers in that area and i got following information:

  1. Land is legally clear and very level so it will not take that long to develop it.

  2. PAF with CAA will get water supply line from shahpur dam and work has already started, so it will be only society in whole zone 2 with proper water supply. WASA has rejected supply requests from other private societies.

Dear Nasir sb, you are right.
Right now people are using bore water or society is providing tanker to residents, water supply is expected from Shahpur dam but time is not confirmed yet. Gas connections are available over there.

Not yet, they are planning to launch, land purchased already, but not sure why delaying, may they are planning to start developing then launch, last time 2 months ago i visited their office and they were saying that they will launch it in around 2-3 months but still no news.

I recently shifted to Fazaia Tarnol and following my feedback about society.

Plot Price: (272 sqft marla - mean 10 marla is equal to 12 marla)
10 marla: 65-90 lac depends on location and sector.
1 kanal: 90-140 lack

Comparison with surrounding societies:
F-17
10 marla: 90-110 lac
Kanal: 110-175 lac

Faisal Town:
10 marla: 120-160 lac
1 Kanal: 180-245 lacs

Distance from Zero point:
25 km: on signal free main kashmir highway then motorway tarnol interchange.

Pros:
Has NOC
Gas available
Electricity available
Security available
walled community (total six gates for entry in different blocks)
Basic infrastructure ready.
Possession plots.
Cheapest as compared to surrounding society.
On primary school available and one school on 3-4 kanal construction in process.

Cons:
Water supply not available at the moment (Water supply from Khanpur dam in process). You need to bore and socity is providing tanker free after every 5 days.
Internet and cable not available in some parts of society.
Commercial plots are sold but in investors hand and they are holding it, no commercial acvities, only two plaza constructed mostly occupied by dealers.
No medical facility available at the moment.

Overall review:
At the moment the society looks boring due to lack of commercial activities and management is litte slow. As per security point of view, it could be the best society in next 2-3 years in Zone 2. Not sure why prices are so low as compared to neighbor societies but good for genuine customers as investor are not entered in the market yet.

what is bore level and how much time it can run constantly? other than commercial what is living standard there, like parks, condition of roads, management response toward certain problem, neighbourhood, quality of schools and what are schooling options? also how much an old constructed 10 marla house will cost there?

Bore level in my block A is 60 feet and bore can run more than an hour not sure about other blocks.
Living standard is good, parks are there, there is football cricket ground combined, jogging track, and other small parks for children are there.
Management response time is quick in 80% cases depend on urgency, sometime they are lazy but definetly respond
Neighborhood is good and mix, businessman, people retired from forces and job related people are living there as such not seen any issue.
i have doubts on quality on only available school (i think it primary or secondar school) just beside Fazaia Office, the new one is under construction on big land and hope that would be a good school dont know the name of school.
I dont think any plot is for sale in Fazaia at the moment as only genuince customer purchased and built houses to live but it shoud be between 200-300 lack depends on location and construction

I recently called some dealers as i have finally madeup my mind to buy the plot here. The dealer said there are some plots in F block in 65 Lakhs but the roads are not carpeted instead its just a blade i guess so my question was is it safe and ok to buy the plot in such streets or is there any litigation due to that the roads are not carpeted ?

Waqas, its very safe to buy, all land is clear and possession plots and society is walled so no litigation, go physically and check other options as well in F block and other block and compare them, road is not an issue they will carpet it… prices are going up slowly but definetly very rare chance to come down as only genuine customers are purchasing plots
