Fazaia authorities , regarding their project of fazaia karachi apartments , has offered an overwhelming dicounts for its registered members in last week. According to which each open form holder of fazaia can avail a discount of rs.60,000/- and maximum benifit which can be availed against one booking amounts to rs.2,40,000/- by adjusting 4 forms against one booking.
Signs of growth was immediately evident when the selling prices of forms raised within 24 hours. The rate of luxury raised to rs.25,000 from earlier price of rs.18,000/- and standard prices raised from rs.13,000 to rs. 17,000/- . But unfortunately prices did not sustained and today again the statistics show that there are bids of rs. 18,000/- for luxury and rs. 11,000/- for the sellers of standard form.
Now this is totally unnatural and a true speculation , as well. Speculation is always of two types . One is to raise the prices unnaturally from the genuine rate which was seen when the form rates raised from rs.1000/- to rs. 40,000/- initially ( during the first phase when even the registration amount was unpaid in banks).
Now inspite of considerable rebates against open forms the phenomenon of the prices not to go up is the other form of speculation " satta bazi ". It looks like there are some big guns in the markete ( true behind the curtain spaculators ) who are controlling the valves of prices behing the scene. Believe you me it can be done in pakistani real estate by making a cartel of joint speculators. By a sustained and controlled meneavours these behind the curtain controllers are keeping the prices low by truely controlling the demand/supply chain. That is the true example of other type of negative speculation by keeping the prices low for a certian time. But the individual investors having 2,3,4,5 open forms must not lose heart and must not be trapped by throwing away their forms against this articially low kept prices. This is totally unnatural. The valves of the markete can be controlled for a specific time and not for unlimited days.
The spring is stretching and it will sprung up very soon because unnatural things do not persist for a long time. Prices must move to its potential which is not less than rs.30,000/- minimum even for standard forms especially after rebates.
In the mean while fazaia authorities are trying their best to break this artificail stagnancy not only by introducing big rebates but alse constantly advertising not only in papers but alse through their tv commercials. But they must do more to save the investments of those people who invested in their project purely on the reason that it is the project of defence forces and they will not be cheated . Fazaia atuhorities must do some immediate moves to break the venture of " behind the scene " speculators.
Every one knows which group will have the benifit if the prices in fazaia are kept low. Who is the other major group that launched its apartments in karachi at the same time ? Who was the group that advertised that they do not have any joint venture with fazaia during initail form selling days ?
Fazaia authoritird must act immediately and effectively to save the innocent individuals having great faith in defence authorities !!!!!!!!!!

Thanks for your valuable post. Do you think prices are jistifyable keeping in viww the location of fazaia karachi. If anyone want to invest which option he should go. Luxry or standard. 2 or 3 bed. Please throw some light and your exper openion.
