Factory construction

We are looking forward to constructing a factory of approximate 20,000 sq-ft area single floor. I need your expert opinion about construction. Things to keep in mind? Steps to follow? Where to begin from? Should we go for labour rate or with material work? What will be the approximate cost of civil work/ grey structure?

P.S What would be the cost of land filling and boundary of 17 kanals of land?

Plot is located in faisalabad in an industrial zone and is around 30 kms away from city so give your views accordingly.

As you said the Site is far from City. I suggest you to go for With material rate.

1.First you need to Plan the drawing.

2.Contractor Agreement.

3.Execution of Factory.

Approximate cost of Grey Structure is 1100-1400RS/Sft, But Exact Estimate will be provided as per specification and Detail Drawings.

If drawings are ready i would like to see it first before estimated cost be given . I recommend you put precast roof inplace of RCC one. It will be cheaper by 50% than RCC one . Also it can be completed in a short time
