F3 Block Bahria Phase 8 RWP

When is the possession of F3 is due and if I buy a plot now, how much development charges will i have to pay.

Also I need to know about the current price of 10 Marla in F3 street 4 plot no. 131-134.

Is it a good investment? Please elaborate.

Visited last month… No development going on but the demands are high. 48+

Well, i just wanted to know if this is a good investment and what should be the current evaluation of the above said plots.

I know there is a downward trend in non possession as well as possession ones, so considering the facts on ground what is a fair deal here?

@Kash79. Please visit Phase 8 again and try to get a fair market value of the plot by talking to at least 2-3 dealers. Sellers will try to take you for a ride if they think they can by pretending that the market is stable, don't be misled by their ridiculously high demands. One month is "a long time ago" in case of Phase 8 now, prices have come down so fast in the past month it has even taken many established dealers by surprise. The market is expecting another weak performance in February, so there is no reason to pay above the odds.

Just to give you an idea, a good location plot (non-category) in Abu Bakar block was being TRADED for 48-52 lakhs a month ago. Now you can actually get one for 42-43.5 lakhs. So you can well imagine the status of files.

The prices are certainly declining and volatility is prevelent so you are absolutely right on these accounts. I am now receiving calls from dealers who sound a bit desperate but still reluctant to lower their demands.

A month ago I was running after them to get me a fair deal.

Mr syed, since you would be unbiased, I wonder if you could guide me about the files (non possession) plots. Will I to pay any charges before possession? If so How much?

And the million dollar question? Is it a good investment for a year1/2?

By the way are you referring to DHA1,2,ext or DHA valley because ive heard some disputes about dha valley plus there are still a lot of villages in that area, my concern is; will it ever be developed?

F3 10-Marla plot price should be lesser than 4-Million.

@Kash79. If you a buy an all dues clear file you will not need to pay any extra charges if you are buying for investment only. However, if you intend to construct on the plot, you will need to pay possession and map charges at the time of taking physical possession of plot and construction. The charges vary for different areas.

I agree with the assessment of Irfan sb that the price of this file should not be more than 40 lakhs in any case, when even 10 marla possession plots are being sold for 42-43 lakhs in some blocks.

However, and to answer your last question, I would be very cautious about investing in files at this stage. The market has still not fully stabilized and there may be a further correction taking place next month. Files are taking the hardest hit. At this point, no one knows for sure when the market would start recovering, could take 2 months, could take a year. So if you can hold it long enough till the recovery phase, you can go for a good location possession plot for investment instead of a file.

How low can 10 marla plots in phase 8 go??

Will they recover to their previous peak prices in any time 2014 or later…
