Visited one 11 marla house for sale in f-15/1 (jammu and kashmir society) today. Developed area with water, gas and electricity. Seller demanding 2.7 crore.
Can someone provide a fair price assessment for the following:
3 seperate independent units
(2 storeys & 1 basement)
9 bedrooms,
10 washrooms,
3 d/d &
3 living rooms.
By 11 marla you mean 40 x 80
It is a fair price for reasonably good construction standard. Top class construction and fit-out house of this size will be around 3 at least.
@ paki 1…Sir who would spend 3 crores in f-15/1 on this size when you can get the same house in g-13,g-14/4 for the same tag…Brother in my opinion he is asking too much keeping in view the present market dynamics…Better to go for g-13,g-14/4 instead in same size as it is proper islamabad zone 1 sectors.

Avoid basdement wala house and get an excellent constructed house in g-13 of size 35x70 in this price.
Brother Saadi! Why avoid basement, I thought it is a big plus, esp in the summer. Can you please explain for my/our learning. Thanks
Sir what i have observed is most of the people don’t treat basement with extra care and caution while its designing and construction on zone 1 main tou ALLAH hi hafiz hai…Har draftsman architect bana hua hai. Thats why houses are not so attractive in g series of zone 1…Designing and construction of basement needs extra care from ventilation and lighting view points…It is a very technical job…Result always come out to be as expected as basement turns out be a junk yard with minimum utility…One more thing,note kar lijiye ga,builders kabhi basement nahi banatay why??Because it has less utility and double spending plus you cannot rent it out in most of the cases.Basement bananay se behtar hai aap plot size bara le kay zada construction kar len.It would be more valuable.
I doubt 40x80 house with same covered area will be available in g-13 at this price tag
secondly 27 Mn is his asking price try to negotiate it i haven't seen the house but on avg
cost of plot varies from 10 to 11 Mn
and good quality const & finish will cost you approx 15
better is show house to some good contractor and he will evaluate house tell you approx cost of const and check plot worth which will give you a fair idea..
Yousaf zai sb he is going for a 35x70 not 40x80…3570 houses in g-13 g-14/4 are from 26 to 30 milion these days…40x80 is more than 11 marla…Secondly the construction cost you are quoting is too much…You are not constructing a house in bahria,dha or e-7…Construction cost with g-15 standards in not ore than 1900/sq ft…Rest do the maths for total amount…A good 35x70 double storey can be contructed for 7-7.5 million in g-15…8 million main to bahria phase 8 main 35x70 constrcut ho jata with fine specs and construction is far expensive there. 35x70 plot price is 8 to 8.5 million…Add up both the amounts for a double storey house. 12.5 to 13 million mai to log dha main fine specs ka 1 kanal house tayar kar lete hain.
Saadi sahab sorry as i am mistaken with size if its 35 70 then its costly and agree to what you said cost const will with good finish will cost approx 1800 to 2000 Rs/sft
and basement if properly const is always an add-on
Sir my view point regarding basement is a bit different and expressed above…Sir ap nay ape argument main hi jawab de dia hai if properly constructed and i haven’t seen any such nicely constructed basement.Or builders se tou yeh bilkul bhi expect na karain.sir 2000 se 2200 dha ka rate hai…G-15 mai sasta kaam ho jata hai.No fillings,no expensive architects, no lavish specs.

Sir mujhay khud bataeyn...would you like to have a proper double storey 40x80 or basement wala 5x70 as cost of project for both will be same..I would prefer the first one..or value main bhi first one hi hamesha uper rahey ga.

Yes you can very easily get a 260-300 lacs 35*70 double storey house in G-13. I think the house in F-15 should be around 20-21 million.
Prices are low in F-15 because most of 35*70 fall in areas where F-15 does not have NOC from CDA.

by the way why don't you purchase plot and carryout construction your self... Atleast you will be able to control its quality
