Here is a situation im a govt employee an agent approached me and asked me if he submits 50k as membership fee on my behalf and i get a plot in f-14 i will have to sell it to him in 5 lac and we make an agreement on a stamp paper.after a few months it comes in my knowledge that im one of them who got the plot now according to the market rate the own is 30 lac plus so i am not willing to abide that agreement which i made on the stamp paper anyway i submit the downpayment worth 10 lac to the foundation before the due date and i was not contacted by the person to whome i made agreement with .
now i want to know what are my legal liabilities to the agreement which was made by me earlier ?

@ F-14…Sir firts of all you have to go through a reliable dealer and biana is made on agreement so party cannot run away.

for 40x80 its 32 to 35lacs and for 35x70 is 19 to 21 lacs…
Tentative price for 1 kanal 12 marla and 10 marla are 55 lacs 45 lacs and 32 to 35 lacs respectively.
I think you misunderstood the situation i myself am the party actually coz ultimately plot will be alloted to me as im the one to whome govt will issue the plot i am just willing not to sale my plot to that person and btw thanks for the price info
Fizban sir i totally understood the situation and i just wanted to say that yes plot will be alloted to you but you have made and advance agreement which holds the legal value so it may lead to legal repercussions.Move wisely for the deal.The one who has paid you own money is definitely not a newbie and very mature and big players from the dealers’ category are playing in this sector.You just don’t want to sell now but have sold that in advance so be careful with everything.
Sir what you say own rates will come back or these are lock now…? and what if this sector remains undeveloped for years n years just like other sectors…?
Sir in my personal opinion own rates will not come don rather it will move up as soon as the transfer is opened.After all it is the last sector of zone 1 allotted to the highest segment of officers with the tag of F series with it.Even undeveloped it is still worth the bet since the sector like I-11/12 etc are more expensive with the total upfront payment.Also,the main attraction is the installment plan.
Well what is projected rates for each category of plots in f-14 in your opinion...?
and what's procedure is involved in buying here..? means i think risk is involved in it ...
If developed, the plot would easily cross 3 crore per kanal tag..
The only risk is if the allotee backs out from the deal, this can create contention.
So how one can avert this risk in such kind of deal ...?

The only way to minimize the risk is to deal through a reliable dealer and prefer to deal with the allottee who is also a resident of your city.
