I am looking to buy. I have elderly parents with me. They need 24/7 air-conditioned environment due to ill health. We r fed up with changing generators/UPS/batteries etc. We waited if current govt could arrange electric supply in 2-3 years but no chance no hope, sadly. We are considering Bahria Enclave but it is little too expensive to buy a bigger house/build a house

I agree with the points mentioned…we have quiet a few ppl here who can guide you better as to prices. If you could submit your requirement for plot size than hopefully some one will reply after iftar. Best option is Bahria Town ph 1-6 due to less filling and solid structures. Ph 8-9 is too much filling and not worth buying there.Almost every house has cracks and damped walls. So make your choice wisely. After all its a once in a life time choice

If enclave is beyond your budget then phase 1-6 would be even further beyond ur budget. Phase 8 suits u nasrullah sahb, u can buy in safari valley, where u could get hospital park and market at a walking distance, avoid rafi block as it is of filling, rest phase 8 is ok with few patches of filling areas in between

Nasarullah sb…Sir we would be in much better position to guide if you will share your preferences i.e budget and whether you are looking for constructed house or you are looking for a plot? Btw don’t depend on governments for the resolution your issues…After all it is Pakistan sir.

I have 1.7 Million, 1 want to buy ideally a 1 Kanal house in society where there is no load shedding and it is preferably greener/less polluted

Is 1.7 Million amount enough for this target?

In this budget it will be more or less impossible to get one kinal house. Plot might be possible but house would require more money.

My friend is selling a house in naval anchorage…need of urgent cash…size is 1 kanal located in A block…2 floors ( ground+basement).the final price is 16million…the rest of 1 million you could spent on renovation as the house is 8 years old and windows and doors, main gate requires upgradation

His budget is 1.7 million… Thats 17 lakh. If it is actually 17 million and not 1.7 million you can easily find a good house in any of Bahria Town phases which has 24hr electricity

He says 1.7 million and 1 kanal house, that seems impossible anywhere ... I don't think he can get a 10 marla plot or even a 7 or 8 marla in that price which is ready for construction in bahria ... 5 marla plot may be although likely of lower quality.

Even 17 million will be difficult to get a kanal house, I wonder if the experts have any knowledge of a kanal house in bahria for 17 million (any sector). Ready to construct 1 kanal plots are 7 to 9 million in phase 8 and higher in other sectors. I think for a decent 1 kanal plot and constructing it yourself, one should have around 25 million. What do you guys think?

There is filling in almost every block but in Bahria they have there standard way of construction to tackle the filling issue which is obviously costly compare to other societies.

Abu bakar block is the best and have less filling compare to others.Rafi is the worst block for construction. Usman and Umar block is ok.

Over all safari valley is the best for living with all the basic amenities like hospital,school, mosque, markets.

By the way, I have 8 marla plot in Safari Valley (bought in 2008 for Rs. 690000) but we need 1 kanal house. In my back of mind, I have bahria enclave. I live overseas (i m not from twin cities originally either) hence i have limited ideas about the latest situation there

See if anyone else comments on the cost of a 1-kanal bahria house, I shared what I knew … 17 million seems less to me for a kanal house.

@HT... Appreciate your inputs on bahria phase 8 , but am sorry for your extreme views .

why not check Google imagery since 2003 or before when the terrain was natural and one may find it easily to differentiate between filling and non filling areas.

If by filling you means any feet needed for leveling the area ,then their is no place in pindi/Islamabad which is free of filling.

e.g rafi block start from top areas in old takht pari jungles mountains and the terrain above is surely cut one and not filled, filling starts down the slope , so areas above the MOSQUE are not filled ones , and this way 60 % rafi block is not filling area.

abubaker and usman blocks are minimum filling areas and yes ali block may be 30-40 % but again its not 99 % phase 8 being filling areas as you claim it.

ok go above to the sectors M block is being leveled now a days and one can check if its being filled heavily or just normally.

besides there is no phase 9 yet in ground so how can you put phase 9 also in the filling zone.

if all the houses are cracking then people are not stupid to continue construction at a fast pace over there.

Be realistic in your views , such exaggerations reflects your personal grudges in the area, and one should try to be neutral.

@ Nasrullah khan sb..Sir i think you should opt for 1 kanal plot in bahria phase 8 A block or overseas block in the budget of 8 to 8.5 million approx and then go on with the construction by having a slightly less covered area or you can go on with the construction in two phases.

1- First of all, you can go on with grey structure and finish only the ground portion.

2- Then with more money afterwards, you can go on for the finishing of second storey.

For completing a good 1 kanal house in bahria phase 8, you should have 12 to 12.5 million for construction.

Yes your point is valid and sorry for my extreme views, the point i was trying to make was that even if its less filling the cost of base construction is more or less same which is at least 20% cost of the structure.Bahria has only one way of construction that applies to every plot, filling or no filling.

I hope i have clarified any concerns you have raised.
