I am looking for investment in 10 marla villas in eighteen project. Though it is on the expensive side, but the amenities promised will makeup for it if delivered. Will appreciate your thoughts and opinion regarding the project, current development status, quality and future prospects, any pros/cons to consider before making a decision. Thanks in advance
Eighteen Islamabad is indeed extremely pricey, and it will have high maintenance cost as well, but then it is not meant for an average home buyer. This will be exclusive community much ahead of Emaar of zone 5. So anyone with tonnes of disposable money and desire to enjoy a true international living should check out a villa or apartment here.
They are taking advantage of location in terms of proximity to airport, motorways (M1, M2) and Kashmir highway. Though they still don't have direct access from KH but claim that an interchange is paid for and approved that will connect them soon.

Its an over priced project, you may consider the adjacent areas with better ROI in future. G-14 is the way to go …

For living, Eighteen is a different class altogether. You can not compare it with G-14, Gulberg, Bahria, DHA or any similar brand. Its closest rivals could be Emaar's Canyon Views or Bahria's Golf City on Murree expressway. A luxurious living meant for those with tones of extra cash. It beats its rivals on location.
For investing purpose, you might be right. Coze G-14 and GG both have established markets. Eighteen is new and unknown. It may hit the roof or may not. Only time will tell.

You are right, 18 as that stands now is all about exclusivity - targeting those who prefer elegant/elite life style over too much of what-ifs of investment. Time will decide, how all that unfolds.
I dont have first hand experience, however, Emaar as a case study had ambitious plans and started with quite positive vibes but for whatever reasons couldnt reach where it aimed at. Heard that living standard is not quality one as it used to be and sell-off isnt that rosy, either.
The dilemma of PAK real estate, deep pockets are in KHI while best of location to develop housing projects are in ISB. Unfortunately, trends have been discouraging about majority of end buyers investing in projects beyond their home towns/cities!
