I want to buy house minimum 1 kanal i want to invest money round about 4 to 6 crore for personal living house. I want better opportunity for rental value also increase of property in coming time..
Suggest me which sector is more best among them which is better for time being and have feature. If some other area in islamabad more better then these kindly do share with me with reason.

Mr Khan.Within the budget of 50 to 60 million,there are two types of clients generally visible in market.One go for main Islamabad sectors such as E-11 F-11 F-10 etc while the second types go for Dha Bahria type places.Each has its own pros and cons as listed below.
Main Islamabad Sectors.
Pros:Close to city centers with all facilities available in the vicinity
In proximity to Margala Hills
Cons:The maintenance and upkeep of sectors by CDA are not upto the mark.
You will get a very old house in this budget which would have to be demolished after few years.One needs to construct it from scratch after some years.
DHA and Bahria.
Pros:State of the art facilities with best infrastructure
You will get a brand new kanal house at best locations in the budget of 45 to 50 millions and slightly used houses can be a bit cheaper to buy so you will also have a good amount of money saved with you.
These are gated communities having better security apparatus in comparison to Islamabad.
Maintenance and upkeep is very very good.
Cons:The only downside of these societies is that they are a bit far away from main Islamabad so at times it becomes hectic for people to travel towards the central Islamabad,especially for those who have to commute daily to capital for their jobs or businesses.
Rightly said by Falcon, just small additions, based on personal experience (may be an individual prospect).
- Proper CDA sectors despite the pros/cons can be comparatively easy to liquidate as an asset.
- Some of the private societies for a certain period can see more downward trends (specifically a case of BT in the context of current circumstances) and the crash in 2014.
- Banks may not accept or hesitate to pledge the asset especially in the case of BT, in case any financial guarantees may be required.
- Future seems to be moving away from the mainstream cities in terms of infrastructural developments. For example, right now 0-point in ISB can be considered as a focal point to travel distances but with new airport things may change.
As a personal choice, within 50m - 60m, I would also like to explore a 5 Kanal possession farm house in Gulberg Greens. Location + Development + Environment is quite distinct & Future seems bright

I lived in abroad due to my family issues i have to back in pakistan want to buy property in ISLamabad, I dont know much about local property worth here.
I just want i should buy property and used to live here if i will migrate again in abroad then some reasonable profit rental base i can get thats reason i was searching thinking what should do.
I am thankful to Mr imtiaz and Guru Saab sharing valueable experience i dont know about Gulberg Gareen but i will visit and check it.

- Never disclose you are or you were abroad. They can try to rip you in so many different ways, after hearing that.
- Buy whatever or wherever make sure to protect your money. Never ever any dodgy deals. From the end buyer's point of view, the best deals are when both parties have asset and cash on table with same day transaction.
Long story cut short is that buy whatever,
- do proper research to find the best option.
- try to go for asset that exists on ground.
- fight (as a stance) for each single rupee in the deal (try not to disclose the foreign link).
- best deals for end buyers happen on the 'same day cash same day transfer' method.
Central Islamabad is the best. There is no comparison IMHO between Dha/BT and F10 or F11. Access is horrible to and from Dha.
People buying houses for 12 crore in those sectors are not stupid.
Its simply a matter of preferences rather than the achievement of stupidity or wisdom…
Thee are no better areas than the ones you mentioned in your heading, and like typhoon has mentioned, central Islamabad will remain the best for any foreseeable future, unfortunately CDA didn’t develop anything worthy after f-11
Rental in these areas should also be reliable
For price appreciation, there isn’t much left in these sectors and they are at their peak from a while but you can expect single digit gains
In 6 Crore, you won’t find it easy to get a good house in F-11
f-10 is also above 6 cr
E-11 you might be able to find but I doubt that it will be good house
@TY, I have properties commercial properties in f10, e11 and Bahria phase 8..... NEARLY all have the same rental income........ All the juices have been sucked out of f10, e11 etc(Every body business is no body business).......

I think G11 good salaried class people and rental is good and immediate. House I dont think would appreciate much. Please give your input

If I have two caror..........
I will buy 10 Marla commercial file in sector F or E b-17 ( I did it a couple of days ago).... Will keep this plot for few years..... The remaining money would be invested in CBR 2( hope of RRR), I 16 or some other potential area...... After three years I will start the construction of my commercial in sector F or E b17 and will sale it out on installment.....
This is the ultimate business in the property sector and they are earning the real money and we are just keeping the ball rolling..........
I have given you enough clues the rest it depends on your Mathematical calculations........... You do not need further money outside this two caror and you can play the game I have explained...... And good luck in advance.......

Dear Mr Khan I would suggest to go with E 11. As most of its part is Newly developed and the standards and vicinity is very good as compared to the F 10 and F 11. Plus stated above the factor of Margalla view is another plus.
Previously the access was not that good. Now a double road makes it more easy access.
You can only only buy bifurcated Kanal house in F-10/F-11 in this budget. If you can increase budget, eyes closed go for F-11 or any other F-sector of Islamabad.
I am a DHA-2 resident, I can tell you DHA/Bahrias/Gulberg cannot match CDA F-sectors even in next 50 years.
V. Good suggestions are given by respected friends. I will not recommend E-11 for such a big amount. Best society in E-11 is Multi having narrow access excessive commercial areas & apartments.
Consider F-10 , F-11, D-12.
other than Zone 1 Gulberg Farm Houses are best option.
One more suggestion, instead of buying a bifurcated house in F-10/F-11, go for a proper Kanal in G-10/3 or G-10/2.
That area is equally good and you will get a proper Kanal house.
For me, D-12 is simply over priced at the moment and a lot of struggle to live there.
