E-17 (Faisal vs Cabinet) Location Access Price & Future

How does Faisal Residencia compare with Cabinet? Both are in E-17 area. But what is the difference in terms of precise Location, Access, Price and Future prospects?

MAIN PROBLEMs of Faisal Residencia:-

ONE:- Access thru Fateh Jang Road which is full of Truck & Tanker and donkey cart type Traffic.

TWO:- Railway Crossing on entrance, so if a train is coming you are stuck even in emergency situations.

On the other hand CABINET SOCIETY is CDA sector and duly declared by CDA on its official website:

Location is on Main GT Road which will always be upgraded by every successive government. Plus there will be things like top public transport, metro etc.

The future of Faisal Residenica looks bright...

Cabinet does not look promising to me due to lac of management for populating the society....

The management of FR possess the capability to develop and populate the society...

Price wise FR is expensive at the moment but on installments....

Access wise Cabinet is better at the moment...

However, FR would access through Multi F-17, T&T F-17 and Cabinet.... So good future ahead.

But Mr Khan in that case FR will have its gate on the trolleys and truck-infested Fateh Jang Road plus you will need to go past a railway crossing too.

On the other hand, Cabinet opens on GT Road which is a main artery. Whichever government comes in power, they have to work on it every few years, expand it, build flyover, connect it to Margalla Avenue etc.

FR still in file whereas Cabinet is on ground and one can buy and build the house and construction activities are increasing day by day. Conditions of road is not good but who knows a good management come next day and fix the only problem with cabinet. I think both cabinet and FR will give shoulder to each other and prices of both societies go up in future.

Cabinet is by far superior when it comes to location and access... But the main issues is no-interest of management of society.... Unless they will provide services to the residents, no one is going to build a home there.... At the moment it looks very deserted area... When people will not construct houses, I don't see it flourish any way...

On the other hand the management of FR looks very focused... They will change the fortune as soon as they get it developed....

I don't see it a big issue passing through the railway junction as it is manned and properly managed by the Multi....

Yesterday, T&T has also installed proper gate at the railway junction.... So, 3 to 4 access ways, makes FR a very good candidate for investment....

This is my view point... You can disagree... And I could be wrong as well...

FR is bit over priced…genuine buyer may think twice to pay seven million for a plot that will remain in files for next five years or so…

Location of faisal residencia is still a mystery. I dont think they have some thing in E-17 as it is last recognized sector of ICT zone II. For developing a society, they need NOC from CDA, currently two societies (CD, RP) already sold out plot at this land and hv NOC for it. Even if some land is left there, who third party (FR) can develop additional 2500 plots in E-17.

It is also evident from clever marketing of dealers, they never mention Faisal residencia in E-17 but usually write Faisal residencia/E-17/E-18/Faisal town.

Only possible location is E-18, a land lock area no direct access to any major road outside ISb area or F-17 land of MPCHS (400 kanal gifted to zedam, an example of nepotism),again not enough for 2500 plots. So,this is some gambling with help of gulshan-e sahat and MOC societies.

Beaware! its all trick to gather money from innocent buyers and just dreamy land. No NOC from RDA too.

You had similar views about Faisal Town... But now after three years, Block A is a reality.... It is getting ready for possession with beautiful standard of development...

Similar, will be situation in Faisal Residencia... After few years, you will see, how it surfaces on earth... There is huge land available between Cabinet and Multi F-17... Faisal Town has all the approvals... And they are trying for similar approvals for Faisal Residencia as well... Raaton raat koi approval nhe aati... Even hurry takes time...

Apko to Gulberg k ilawa ko scheme nazar he nhe aati... Tell me the legal status of all extended area of Gulberg? Do they have NOC from CDA after so many years? NO, they don't have it...

Faisal Town is F-18 and Faisal Residencia is E-17... Don't confuse people....

Khan ji the land between F-17 and E-17 is reserved for road that will come from Zone 1 and cross through Zone 2.

I purchased files in E-17 (Faisal Residencia). Before doing so, I visited area and meet locals and ask for land procession issue. The present owners (farmers & villegers) have sold some land to ZEDEM and some is in process of selling to ZEDEM, and majority is willing to sell.

Actually cabinet has E-17/2 and E-17/3 whereas E-17/1 and E-17/4 both are with ZEDEM.

You three are more seniors than me and I am sure you also know these things.

But Ali bhai the area you are talking about is full of houses as per Google Earth imagery. As we have seen in G-14, G-12 and E-12 it is very difficult to vacate and clear areas full of houses. These people don’t vacate even after taking money. They have backing of local political candidates.

CH Nisar has banned land procurement in ICT limits for developing housing society from poor villager with out due social economical benefits they should hv. The poor's paid a penny and all is eaten by bid fishes and dealers. (PTV-News, 17may).

Faisal town hv only acquired partial land in A block and booking done up to E block. It will take a decade yet to mature. E-17/3 and 4 is with roshan Pakistan and already cutting and development done by them

Perdesi is right, 600 feet reserved for building future roads b/w two sectors can not be converted in plots.

Gulberg revised layout is approved from CDA, will be public from 23 may. And not related here with discussion. Don't invest any where till you found it safe at least capital money.

Please be careful and don't invest till they hv proper NOC from RDA as CDA never give them NOC due to outside ICT limits. Rates will not rise in short time, so take time and then invest if convinced despite all above mentioned dangers.

Overall its ur decision.

This guy is short term investor and soon will be disappeared after some profit like he did in multi, Faisal town.

Is the ban applicable on government agencies aswell auch as fgehf and cda?? I don’t think so as the land for such housing schemes has been procured after approval from PM so he cannot cancel anything in this regards i guess.

And everyone knows it very well, malik riaz is the clear target behind this decision =)…

Roshan Pakistan is in E-16/1 and E-16/4 not in E-17. And in E-17 is with two parties. E-17/2 and E-17/3 with cdech and E-17/4 and E-17/1 with ZEDEM (Faisl Residencia).

so please not spread wrong info. I surveyed this area on foot before doing decision. Secondly the road reservation area is between two sectors. You can see in existing Islamabad sectors, between E series and F series there is already a huge road. Then what this mean? is it cutting E-Series sector land or F-Sector land.

No brothers between E and F series there is a land which neither belong to E not belong to F. That is for road.

Same is in G and H series and there you can see "Kashmir Highway".

I think you brothers got my point.

This Nasir knows nothing abt this area which u can see from his last posts. FT A Block os ne dekha tak nhe and yet he is cmnting on it. He is against Multi and Zedem. So, he wil nt mis any oprtnity to defame them.

He is Gulberg pro n investors.

One more thing, acquisition of land has been stopped under Government rules... Zedem has not acquired any land under Government rules.... They have acquired land privately and will acquire in future as well privately... So, this decision has no bearing on Zedem projects.

But all said and done, land acquisition is an uphill task if there are houses already constructed there. For example Ch Majeed has not so far succeeded in acquiring D Block for Multi Garden.
