E-17/3 Cabinet Division 50x90 Possession Corner Plot

Dear members, I have an option to buy a 50x90 corner plot in E-17/3. I have visited the area and the location of this plot is good. It is on a little height so I could see F-17 and also D-17 Sunday mar dam from there.

This plot belongs to a relative and I can get it for 38 lac. Is it a good deal?

By the way, I was a little surprised to see E-16 and E-17/3 - few houses already there and some new under construction. It did not look like a bad area to live in future.

I am more tempted in this deal due to price tag comparing to 50x90 good plots in D-17, F-15 or B-17 which are nearby.

From investment point of view it has decent prospects, just make sure it is located in the area where the society has possession, as a portion of E-17 is not in their possession yet. Location of this plot seems Good otherwise.

From residence point, its fine, but no gas. Water is through boring.

I think they have laid the pipelines for water and gas supply in e-16 and e-17 but supply itself will start when the society will get it from the government.

The price of 38 lakhs for a level and corner plot is reasonable. Prices have gone very high in the last 10 months in Cabinet society.

SyedAmjad and Pk1 - thanks a lot for your comments. Yes the price tag is very reasonable 40% of the price of other surrounding areas and I think I will just go ahead with this deal.

Price seems reasonable plus plot size is good too, good investment.

Well a good option but price is a bit high as u can find a level plot easily around 3.6 million inshallah in e 17 3 ( general plot not corner or double road plot)

For investment point of view its decent. However, you will see good amount of profit when society gets built up and populated and this is questionable as I personally don't see it getting built up and populated any time soon. Until facilities such as gas and water get sorted out then it will get populated very quick. Maybe after elections, dependant upon new management these minor issues maybe get rectified but until then we can only speculate but you cannot go wrong in terms of location and development and these are the main advantages of this society.

I would still recommend it for long term investment - minimum of 5 years until society gets built up and populated as this is main drawback.

Sheikh Abdul Sb thanks for your input as well - One question I was told by a dealer that most zone 2 societies do not yet have a water supply mechanism including F17 and B17. Is that true?

@Waqar. That is correct, Most of them have to rely on individual boring.
