For own living (no investment) which one is better, if i want to build it after 4 years approx.
Budget is 25 lac - want to buy 30 x 60
Please tell pros and cons?
Both are good having direct access on GT Road. But I-16 is a CDA’s own sector so people will prefer it.

Both will be liveable I think. But I-16 is CDA so it may increase in price more quickly I think.

Both have direct access on GT road, sure?? I-16 is around half-way between GT road and motorway.. I-14 has direct access on GT road, i think..
J-Khan sahab you are right but don't you think I-16 is not much farther from GT Road as compared to E-17/3 for example?
But what do you think which is the better option? Especially if they build some new road on that side through Haji Camp?
I-16 is much better option and in this budget you can purchase some level plot in I-16/4. If I-16 got access from Kashmir highway than it would worth high than I-14
I-16 is a much better and a CDA sector.
Sector I-16 initial access is through bad area. Plus electricity in I-16 is through overhead wires and all plots are small sized plots.
Cabinet (Sectors E-16 and E-17) has direct access on GT Road, underground electricity and mostly big size plots so residential community will have more open look. In E-17/3 almost all plots are 50x90; some are 40x80 and only a few small sized ones. Small sized plots create congested look.
Today I visited I-16 and I-14 in detail. Meet many property dealers.
I-16/2 has some 15-16 houses I-16/1 has some 4/5 houses and I-16/3 has some 3/4 houses. Only major roads are there. And street roads are not yet build except few in I-16/2. Asking price for 25x50 was 20 to 25 lac. And for 30x60 it was 25 to 35 lac.
I-16 is naturally leveled area except few depressions and such depressions were not sudden hole but over all landscape was so.
I-14 was 50% depression area. Sudden holes were there. Roads were built. But condition was so poor. Plot price ranges from 20 lac to 65 for 25x50 and 35 to 70 lac for 30x60 plot depending upon location (depression or main double road or leveled area etc). Overall 100 to 120 homes were built.
I could not visit E-16 today due to time constraint.
for I-16 alternate road (if any in plan) is not looking materialized very soon.
so far my analysis (may be wrong) I-16 will take time about 6-8 years to be livable. And in I-14 one can make home today and can start living. For E-16 I will visit and will tell may be next weekend.
I think E-16 has direct and exclusive access from the GT road. I-16 access is not exclusive.
A small group of dealers is promoting E-16 blindly. Pls be aware and do investment any where after detail visit of number of socities. These people hv lot of fake ids and misguiding guinine buyers.
No one can promote anything blindly. It is a fully developed scheme. Everyone can see the society before purchasing. Cabinet comprises two official recognised sectors inside Islamabad Capital Territory: Sector E-16 and Sector E-17. It is designed in traditional shape of all CDA sectors comprising squares and straight lines. All avenues and street widths are according to CDA standards.

Many high ranking bureaucrats of Cabinet Division have plots there. Development works in Cabinet Division Sectors E-16 and E-17 were carried out by one of Pakistan's best construction companies: Habib Rafiq Limited.
The only blind people here are those who cannot see this do not want to see this because they are unable to buy on time... Because prices will jump two times in near future: One when new Airport is built; and
Two, when work is restarted on Margalla Avenue.

Cabinet and I-16 has no comparison in location and topography. About 10 km away from I-16, worse for living as my two close friend living (a huge local population slum between E-16 and G-15). Last summer they start digging for grid station in E-16 then labour went for eid and till not returned after this year eid. How many more eids to wait. Dummy promotors should not misguid people about facts. Where is light, gas and water in E-17. What about the rain water destroying plots in E-16/3

Bad location in zone 2 with poor access to Kashmir Highway and not at all to Margalla Avenue;
So far very poor managment and development than surrounding societies so no future piotential;
Mostly rain water channel and floody ground;
Most plots -1 kanal are partially developed
Habib Rafiq Development washed out with rains
No proper electricity infrastructure laid down.hv to buy light at commercial rates. No grid . Gas supply only in few streets of E-16, not at all to E-17.
MOSLTY PLOTS ARE IN FILES YET AFTER 25 YRS OF LAUNCH.
Very few house constructions for the reason that gas not yet supplied. This is the only missing link for this public money eating gaint
Recently there are reports of serious crimes including target killing and robbery
E-16/3 area is under serious land cutting -sliding as no rain water channel exist.
This is what i found after several visits to this area. Every body be aware and avoid this area and inform near and dear one as well. Let us know if any further scums found
No issues of land cutting in Cabinet. It is good terrain.
I suggest you to buy 5 marla plot in Naval Anchorage, better option than both. It's developed and under Pakistan Navy so maintenance of the place is very good.
I'm planning to buy a 40x80 plot in Naval Anchorage, think it's a good investment.

The Naval Anchorage is zone 5 and I want in zone 2 because of my job near to that area. Other thing is that I want to buy for my living - not for investment.
I am sure that Naval Anchorage will have better quality of development because of forces background of society. And I personally know 2 star and 3 star ranking offices who are building their home in naval Anchorage. Lakin kia karain dooor bohat hai :-)
