E-16(cabinet) vs bahria phase 8 which one is better

Phase 8 safari valley vs e-16 which one is better? Will e-16 will have water issue? I’m stuck between those two choices. My parent are pushing more to e-16 due to large marla sizes in same budget. And they think e-16 will appreciate much more. I have visited both places and multiple times and i’m super confuse. Please any one have thoughts.

E16 is viable if you have daily commute to islamabad since it is closer but is no match for standard of living offered by bahria town phase 8. Water issue is not present much in phase 8 except certain areas and in most cases bahria will provide water. Shopping areas are also nearer and good schools and appreciation of property value is also good

For better quality of living, Bahria Phase 8 should be the choice. You may consider Bahria Enclave as well in case if that location suits you in terms of daily commute time to your workplace. E-16 should be not an option for living. Large Marla sizes not helps you to enjoy quality living and appreciation in the value of the property.

For distance as per google map at same time for all three options till Centaurus mall Islamabad.

E-16 42 MINUTES

BAHRIA ENCLAVE SECTOR A 43 MINUTES

BAHRIA PHASE 8 OVERSEAS 61 MINUTES

Further considering narrow road to enclave + NOC issues, E-16 poor living standards, Bahria Phase 8 is better value for money at save side.

I would never recommend Bahria to anyone simply because once Malik Riaz gets arrested or dies, BT's future will be in serious trouble.

Instead of E-16 I would recommend you B-17.

Yes thats a good point by Abdul Raheem sab. This question also arises in my mind. What will happen after 10-15 years when malik riaz is not heading BT. I think that is why DHA or CDA are better option than Bahria Town.

What happened to Habib bank, Izhar Ltd, UBL, Service, Bata shoes, Descon, ....list is very long of private entrepreneurs who are not in this world and companies are not only running but expanding!
Bahria is now more than MR, has 18,000 employees and being run by retired brass, Judges and Malik Riaz family.
No one is stupid enough to kill the golden hen, laying golden eggs.
Bahria is earning like hell from day to day plot transactions, fees etc.
Plus after Riaz, no one will take infrastructure away from BTs.
It might get not much green but will stay just as other organisation are staying.
In the worst scenario, DHA will take over, already did big chunk in Pindi.
Cantonment will take over
Or Cooperative structure could form, managed by the residents.

Yes MR had been phenomenol and BTs are exemplary, as of now to live and enjoy a quality life in a Pakistani context.

As things stand now, BT reputation, amenities and management is on a steady decline. Name it from water issues to power issues, extra charges, etc. etc.!

I will not go into details of big failed deals (last 3 by BT). I will suggest, someday visit the Head Office in Safari Villas I and see the incompetent crooks hell bent on destroying such a great housing project for short term gains! I may offend some but as a matter of fact, business growth and services sectors (with rarest few exceptions) across country has never been our strongest point. In many cases when business took off successfully the new generation of management crashed that with short sightedness!


For mega projects like BT you never earn with transfer fees and utility charges. You Earn through New Deals that are dead flat in last 3 launches!

Bottom line is yes, (A) despite all the criticism BT as of now is among the best for personal living, locations not ideal but not bad either (B) it's quality and management is on a decline, (C) gone are the days when BT was investors paradise.

*Please please don't count DH handover of BT as a blessing it's a curse for investors and end buyers at the bottom of the chain!!

Seems interesting look ahead but could we say that heavy transfer fees, security charged of 1000s of home/plot transactions every day will not suffice for bahria maintenance? Hard to be convinced here!

Secondly people are buying a 10 marla at locations more than 1 crore of Rs and flock n flocks being shifted to bahria town.

Few ones may be stupid but not all of them could be placed at wrong decision side!

If Pakistan town, Jinnah garden etc and all other muhalla avadees plots are competing bahria on prices, with worst management/facilities, bahria has all ingredients to stay after MR.

I shifted from muhalla abadee in Pindi where marla plot price is more than phase-8 with no sewage system, security.....

See the huge houses in westridge on " Nalas" and pathetic shopping areas and see the prices there, sir?

Sir BT is a business model not the NGO that it remains in the game just to survive and maintain. It is there to make big bucks! Transfer fees/utility charges are good enough but they dont take projects like BT anywhere with growth. You make money from Phase 1 to pour it into new launch as Phase 2 and so on. With 460 Arab to be paid, transfer fees and utility charges etc. model will not suffice and bigger launches didn't do any good. Rest you can see small launches in BE, BT P8 etc. aren't selling as they used to be. Moreover success/failures of new launches impact the funds collected as transfer fee!

As I said, it suits end buyers and for overseas it was all about BT/DH until CSC entered the market! So overseas still inclined towards BTs/DHs but that doesn't mean BT not going down the hill with its deals, quality, services etc. Also that doesn't mean BT is not phenomenal. The point is visible decline and future uncertainty!!

Mohalla Abadis, despite being pathetic with infrastructures remain hot cakes as they are in mainstream cities (the Location Factor). You can construct 3+ stories for whole family let's say 3 brothers to live under own roof or collect that much rent and as a matter of fact the likes of BE doesn't have Sui Gas where in many Mohalla Abadis Gas will be there even before you bought the land!

Even DHA-2, my place, they used to fine Rs 5000 if house porch drain water was seen at front..now due to water on road, street being damaged and no one cares!
My brand new car was tried at 11:00 hrs in day light while all of us in home...luckily the vibration sensor alarmed while window push for breakage and lifter ran away.
Two cars lifted outside Masjid 2 months before! No progress.
Water level is ok now but how long?
The whole area water bed is down..not only limited to bahria.
It is our trade mark that give all once society is launched and then forget after money piles been racked.
The best demanded factor is security and I cannot see any development where this is provided in real sense!

So, the least common denominator is agreed that yes BT is on a decline :) right so let's move on.

CDA is corrupt to the core, I have said in past and I will say now. There is no comparison between CDA (Sarkari jagaa) and BT (private developers). CDA has been ruining itself. Typical example, see I-16 it's natural landscape is so elegant that you can see individual plot number with click on Google maps. Gas (one of the hardest utility to get) is already there even if no house in some subsector! If CDA gets access to KH this can be a gold mine but not a heck is given by CDA.

I am not very aware about the mechanics of DHA, but for sure gone are the days when they were like golden eggs. DH being authority still remains safe than 1 man show of BT! 1 Reason:

You can buy property worth X trillion in BT but you can't pledge it to the bank to get a loan of 1 PKR so such factors count!

Anyways sir, the point was not how others doing, the point was BT on a decline and furthermore:

- Expesnive Construction, Filled Land, Increasing Utility Charges, Forced Possession and Extra Surcharge, Leased Land Issue are factors that mainly exist in BT! Add insult to the injury, i.e., to make up for 460 BN many are forced to pay extra on all dues clear!

At this moment Bahria is NO-1 for living purpose in all view.I am living there since four years and really my family feel very comfortable.I have some property which is on rent and i don't face any type of issue.My son is studies in AQ Khan school and my daughter is Madical student in Shifa Tameer-e-Millat University Islamabad.Believe me Allah Tala Apna Karam kera i don't face any kind of problem.
Yes there is some issues
1-As AQ sab said many areas filling issue so before home construction must conform sand test
2-Yes it far to main islamabad 11KM from GT road to Bahria Head office.
3-Construction cost is more than local area because of Bahria Bylaws which is good if someone know about safety.
4-Last month my electricity bill 13000.My home load is 2ac,2fridge,3fans and some other load.someone can compare bill with local area but remember 24 hours electricity no load shedding up to now but i am not sure in future.
I like to invite Imtiaz to visit there and please bhai I-16 ka khol sa bihr niklo.I am very sure even he did not visit there just suni sunai baton ko aga forward karta ha.

Yes, I have my flip side views (good and bad) regarding BT/CDA etc. etc. that doesn't mean I will spare my thoughts when some ages old tout of BT/DH wanna spread rosy pictures of where their interests lie.

Sir HBL, UBL, Izhar, Bata, Descon etc. are not the housing societies where people spend their hard earned money. This is about ones future and his/her children. If one don’t like Bata then he or she doesn’t need to spend anything same like descon, etc. This is about one’s shelter not random shopping so it must be problem free for life not for few years.
Giving suggestion to anyone to invest anywhere is a heavy burden of responsibility that one should give after due diligence.
