E-12 status

Salaam everyone,

This is my first post on e-12 and hope someone would guide me better.
I would like to purchase a plot at e-12 and build a house since the price is low compared to d-12. I can wait for 5 years to build a home as this is not urgent. I have read on the cda website that they have sent 3 teams (19 persons) to resolve the dispute for people living at e-12. I don't think cda will resolve the issue in few days but they did have the same issue at d-12 and were able to solve it eventually. D-12 is a risk free investment these days. Only the inside true story can be shared by the current residence of e-12 or people with inside connection to cda. Please come forward ?

Even if you can wait for 5 years, stay away from E-12. Hopeless case. Even discussed with CDA people but they do not have capacity and will to solve the problem.

Thank you B.R Malik for the reply. I’m an overseas Pakistani and hope to build a home Insha’Allah one day. The current prices in ISB is crazy. The F-sectors prices have sky rocketed to K2 mountain. How can they increase to 300% in 1 year in beyond my understanding. Is this just a bubble waiting to come down or they will go higher ?

I think urbanisation, population and security situation is putting a lot of pressure on Islamabad. Better to go for Bahria Enclave and save a lot of money. It’s new Bahria project and within Islamabad. 14-15 KM from Serena Hotel. E-12 is also at equal distance from Serena/G-6.

What are prices in Bahria Enclave-I, 5 and 10 Marla?

MY own experience in real estate investment is"never to believe or accept ,GA GAY GEE, JUST ACCEPT HAEY "What is there on ground is reality , remaining everything is illusion. And unfortunately two kinds of ppl are trapped in illusions either insane ones OR SUPER BRAINS LIKE A GENIUS ONE.Both can be lucky and unlucky as well , after all who knows tomorrow?

One can find 500 sq Yard possession plot for 1.20-1.40 crore.

10 Marla for around 80 Lakh or so. Near possession are for 65 Lakh. Not sure about 5 Marla.

"Prices went up to 300% in an year". Can you elaborate where have you experienced such an increase.

B.R.Malik is right urbanization is a major factor in driving prices up and it does not seem to come down especially for Pakistan. With the growth in population these prices are gonna go very much up and unlikely to come down and i think a time will come when only apartments would be the solution for living as Islamabad would be so congested and over populated.

In 2009 a good location plot of E-11 was available for 1.20 Crore.Adjacent plot asking was 4.25-4.50 last year. Exactly 5 years after. Just to let you know.

Atleast one can say 300-400% in few years.

Just to add more, I had read an article in NY Times some years back discussing and comparing property price rise of Kabul and Baghdad. City centers of both capitals had rise of 700% in few years. Reason was, more law n order problem, more pressure on centers. Law n order agencies are also happy that they have to manage little area.

B.R.Malik i agree over 300% in FEW years and was surprised when he said in 1 year. If law and order situation improves in Pakistan and security issues also improve so will prices come down or keep going up kindly elaborate?

Even if law n order situation improves, flow towards cities will continue in my view. Whoever has the resources, will flock to cities. I am surprised at my die hard village relatives, who want to live in cities now. Higher education availability is also a factor.

I may be wrong in my view.

B.R Malik: I guess you are right. First, 2005 earthquake, then militancy/war in FATA/KPK, then unrest in Balochistan and in between, turbulent Karachi have contributed to population rise in Islamabad. And this is not getting better, at least not in next 2-3 years.

B.R.Malik you are right and even if things get right then whats the point of urbanization. Urbanization is increasing at a fast pace especially in developing countries like Pakistan and will increase. Its true ppl now want to live in big cities due to more opportunities and better life

Its says about enclave 2 not enclave 1. I think enclave 1 has NOC. Can someone confirm this?

Arshad sab E-12 is the best place of the future proper cda sector if someone is unable in D-12 AND G-13, E-11 then what he will do D-12 and G-13 was also undeveloped and now developed not far away. 2 years ago i purchased in e-12 i sold in double just in one year, now i have in G-14 again i am interested even if not developed. Y ou will be happy for this investment. Yes Bahria Enclave is also a good place, CDA has very pressure about E-12, G-14 AND I-11/2 to develop.

I visited g-14 recently and by looking at g-14/3 alone seems like it will take another decade for it to get populated like g-14/4.

E-12 is very risky investment, unless you find a scapegoat to sell to with promising future profits

Thank you everyone for the suggestions. I feel more inclined towards NOT to invest in E-12 since more members are against it. I don’t want to sell the plot but keep it for home building so if CDA will take 10 years to solve E-12 effectees issues then I don’t want to loose my halal earned money.

Asad malik D-12 even took more than 25 years to come to what it is now. And still it is not yet fully developed. E-12 you can consider 20 years but Allah knows better.

kindly consider DHA2, G-13, G-14/4 or D-12 for investment cum living. You can construct house even now or after 5 years as you like. Alternatively you can buy an already built house in old G or I sectors which you can rent out now and later renovate it to make it living up to your standard.
