E-12 & D-12 Prices Are Coming Down??

I can see that there are not much buyers currently in market and prices are coming down for these 2 CDA sectors.

I would need an expert opinion how they forecast the prices to be at end of this year lets say and when is the right time to buy/invest in D-12 and E-12?

I personally believe E-12 prices will rise higher than D-12 once given possession (May be I am wrong on it).

Since last 27 years when these two sectors were announced every body is thinking in same way that price OF E12WILL BE MORE THAN D12 ONCE POSSESSION IS GIVEN

and since then about two generation has passed with the same dream of price escalation for E12

No doubt. E-12 has better location when we compare it with D-12.

Location has nothing to do when it comes to development. Do not know how many generation CDA will take for the development.

CDA is not willing for the development since 27 years but location is very good for day dreamers.

Location matters but it does not matter so much even if there is no development. Location without development is nothing. End of the day as transportation gets better, importance of location will be reduced whereas quality development will get more attention.

There is marked difference in both the sectors. D12 is a reality with possession given to owners and house construction in full swing. Market slow down will not impact D12 prices much. E12 on the other hand is still up in the air. CDA could not settle dispute with local villagers. Development and handing over to owner will come after CDA takes control which is nowhere in sight.

But lets say if someone wants to invest in E-12 for a house in future, what is the best time to buy a plot?

Because once possession is taken and development starts, the prices will go sky high. So its a kind of gamble now :)

All the experts would agree to it.

Even rockets take time to go to sky. You can catch up when rocket is about start or just left its base station/prices. Buy some in D-12 if you like this region. Sell it when E-12 starts.

This is my limited opinion. Every person is best judge of his needs and priorities.

Their is correction phase in place for POSSESSION options all over.

When it comes to CDA the location does not matter as such. The thing that matters is POSSESSION.

D-12 is not at all dropping as such when you see the amount of investment 18 - 20 million plot then correction of 7 - 8 lac is not price drop when you see the amount of investment.

For E-12 their are gamblers who came and left several times, some still on the same boat waiting for some miracle announcement by CDA.

What does expert suggest for somebody already invested in E-12, leave the boat and catch another or wait till it start sinking?

How long its gona take to the miracle. Any prediction 3-5-10 years or never?

Find out whether the land of E-12 is without population. If this is the case then the chances of development are bright. If their are good number of houses already build then the chances are weak. Also try to relate things politically as well. As that area is near to Shah Allah Dita and the land mafia has a very strong support from Golra side.

Do check these aspects and then decide
