Ideally, a rented return should be around 6% per annum. Anything less than that is not a good investment proposition. But in the long-run capital gain off-sets low rental yield.
So it is your decision. If you want a safe investment that grows over time and gives you a stead rental income, then go for it.
If you want better rent then for a shop in a mall. I am not in favour of boutique commercials (4, 5, 8 marlas), there is a hassle in tenant management. Malls offer headache free secure property management services.
You’re right, I think houses in the CDA sectors are safe investment atleast and rentals are guaranteed as there’s alot of demand.
But I’ll look into shops as well, again shops in CDA sectors have huge prices.

Yes in capital plot appreciation is much better but also DHA 2 & DHA 5 are now challenging CDA investments…
Fot example on DHA 5, we are looking for a plot.
This week a Kanal plot in sector K is costing no less than 2 crores & 75 Lacs…
In phase 8, you can get almost same rent in your pocket if you buy a Hall in a plaza.
And once vacated, just paint and rerent.

The only thing that puts me off with DHA2 and Bahria is the express way, there’s always something going on and the road gets blocked every now and then.
