Do Property Advisors Really Give You Advice?

I am a newbie and want to invest something around 1.5 million in zone-5. I am not sure where to invest. I have met few people property advisors but most of them just tell you about plots. Can't someone give merits/demerits and multiple options previous history of places to help you choose. After all they take 1% commission. If at the end who has to look for everything then why the commission.

You'll need to become your own adviser, that is, by own hard research. One takes years of sweat and blood accumulating wealth, yet we hardly wanna spend a couple of months researching(a little luck is required too)

An agent gets paid more to sell you an expensive property than a cheap bargain(if you find a cheap bargain adviser, do inform me)

Well said Abdul...brother Anwar...u can go through the various topics discussed in the zameen forum and u will have a fair idea of various options available for investment, then check these options against the property available online and various news papers, then consult various property dealers and ask them the details of property where u want to invest. This will not take much time of urs...and hopefully with in week u will be having a fair idea of various options /best option for investment. Regards and best wishes.

Dear Anwar Sb: Your concerns are very genuine, majority of the dealers are just money making machines and they lacks the requisite skills. For example they simply hire non skilled persons from the market and they when some customers come, you are handed over to them and they will show you the available options in plots, they don't know about market forecast or any thing else.

So the advice of Bluedoctor is very valid and logical for you, one need to do a bit of research on its own in order to find good options. Regards

Dealers will tell you different stories depending on whether your buying or selling. They have their own front men who act as buyers in order to fetch cheaper plots and resell shortly at a higher price to a genuine buyer. That’s how most dealers operate

What a lazy person like me should do ? Is there place where owner directly sell their plots?

Make sure you do your research before advertising your plot. Dealers will discourage you but stay firm and try and negotiate. Don’t show then your a desperate buyer or seller

The only advice you get from them is to how to fill there pockets ASAP.Its your money and so your the guardian.

Property dealers are not property advisers , rarely u will find a adviser. Any one who want to buy a plot should visit market and to meet different dealers before taking any decision, also forum and paper is good way to search, but rem market survey is very important

It is simple, don't rely on anybody. You have limited budget, shorlist the options available in the market. As far as i know, DHA valley is a good option in Zone 5 keeping in mind your budget. Wish you best of luck for the research.

Anwar sahib, being a literate and awared person i would request you to carryout a detailed research on net and even by interacting with dealers to have an ides. But mostly the dealers would praise the societies and sectors in which they have plots to offer. Please see the history through OLX and comments of experts on zameen.com. Once you have made up your mind please be bold in your decisions because thats the only way u can earn, and believe me you will never have loss if you invest in a reputable place being developed by a reputable company with good history.

A lot of agents are just interested in making quick money, and will direct you towards the schemes that they specialise in. There is no concept of conflict of interest and their interest is more important than your interest. Therefore you need to talk to a few different agents in order to get a true understanding.
