Difference In CDA And Housing Society Owned Sectors?

Salam,

I want to buy a plot in the developing sectors of Islamabad. I more interested in G-16, E-16 or E-17. I intend to build a house in 5 years time. But I have been discouraged with regard to these new sectors since they belong to housing societies and not the CDA. I'd like to know:

1. What difference does it make if it is owned by the CDA or a Housing Society?

2. Which sectors seem to better in terms of investment over 5 - 10 years time?

3. Practically speaking how far are these 16's and 17's sectors from main Islamabad?

I suggest you to buy a plot in B-17 MPCHS instead of these choices.

Can i go for G15 or G16 or E16/17 need your advise

Really valid question.i know some sectors are fully developed but yet not owned by cda.so about the future on cda people them self can only explain

The queston is not complete. U want to construct hom or investment. First determine ur need.

Regarding difference only credibility

I think if u have got Rs.3.00 million,the best option is B-17 where u can construct house in B and C Sector.

I dont want to construct a home its mainly for investment purpose.I have around 30- 35 lac. Im confused between buying a smaller plot in I - 16 or maybe a bigger plot in say E-16. Again one is a CDA sector and the other isnt. One is nearer one is farther away.

I want to know the effect these factors will have on future investment.

For investment purpose, Go to E-17/3 Kanal Option.

Reasons

1.Prices are Still steep! Good room for Growth.Constructed houses are there at E-17/3, Water + Elect, Gas in near future.Go there & see. Families are living there.

  1. Investment in I-16,Its a bad move in my opinion.Invest at your own peril! CDA not got the funds even for salaries in their kitty,!Choice is yours.

Vist both these sectors. Meet the dealrs there. As them the mrits and demerits of bothe I 16 and E16/17. Then after analysis decide.

Housing societies

Thank you everyone for your valuable input.I really appreciate it.

I have also been talking to different property dealers and they have said that CDA sectors are better since housing societies, unless as reliable as Multi,DHA and Bahria, can vary in credibility while CDA(even though not always credible) is a more sound investment.

I was more inclined to E-17 but everyone I talk to seems to discourage me from non-CDA sectors.The forum discussions I've read favour E-17 while the dealers I meet say I-15??

I'm confused again. I've visited I-15 and I-16 will look into E-17 as well.

Any other advice I need to know other than I do will be appreciated.
